We have a great opportunity available for an experienced Property or Community Manager to oversee a 115 unit community located within the Nashville / Antioch market.
The ideal candidate will oversee all aspects of the day to day property management and operational activities within the community. With a focus on driving occupancy and revenues to achieve long and short term goals. The Property Manager will be responsible for oversight of, but not limited to : vendor selection, staffing / recruitment, onsite repairs and maintenance, inspections and upkeep of units / asset and managing the expenses and financial aspect of the community. The Property Manager will ensure company policies and procedures are implemented at the direction of their Regional Director . The ideal candidate must possess strong communication skills, both verbal and written, and demonstrate outstanding leadership. They must be able to delegate responsibilities, organize complex projects, and establish priorities consistent with property objectives and in accordance with the company mission statement.

Key Responsibilities
- Facilitate optimum performance of the property in areas such as personnel management, revenue enhancement, capital improvements, tenant retention, report compliancy, asset management and life safety.
- Supervise, recruit, evaluate and cultivate cohesive team within all departments of property. Review, approve and process bi weekly payroll with payroll provider
- Establish and enforce internal controls, policies and procedures through out community and staff.
- Identify and oversee all vendor and contractors for the community. Approve and process all vendor invoices and ensure vendor compliancy while onsite.
- Complete and compile all corporate reporting requirements on weekly and monthly basis.
- Enforce government rules and regulations including DOL, Health Dept, Fire Marshal and local ordinances
- Inspect property and units to identify repair needs, potential life safety concerns and ensure the property level of standards are maintained.
- Resolve tenant disputes, process eviction as needed, ensure timely collections of rents and guest compliancy with community rules.
- Complete special assignments and other duties at the discretion of the Regional Director.
