Cushman & Wakefield / EGS provides best-in-class property management services to a portfolio consisting of approximately six million square feet of quality office, industrial, and retail space in the Birmingham and Alabama area. Our firm is seeking a full-time Property Manager to oversee the day-to-day operations and management of a portfolio of commercial properties. The ideal candidate will possess strong organizational skills, excellent communication and customer service capabilities, and a comprehensive understanding of property management practices. This position requires a proactive, detail-oriented individual capable of working independently and as part of a team to enhance property value and tenant satisfaction.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
• Responsible for managing multiple commercial properties in an efficient and value enhancing manner and fulfilling the manager’s obligations under the terms of the property’s management agreement
•Collaborate with other departments including accounting and brokerage to set and implement strategic and operational goals for each property
• Track budget variances and ensure smooth recovery process
• Oversee the billing process including payment of invoices and disbursement of funds
• Monitor cash flow and cash requirements to ensure efficient use of cash
• Oversee preparation of reports, annual budgets, and other documents for owners in accordance with the management agreement
• Support prompt collection of management fees and reimbursements to overhead
• Maintain interface with owners, ensuring total contract compliance, and accurate and timely reporting
• Resolve tenant relations issues to ensure their satisfaction
• Perform regular property inspections
• Oversee construction projects, including approving construction contracts and invoices, and prompt collection of construction management fees
• Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives
IMPORTANT EDUCATION
Bachelor’s Degree in Business Administration or related discipline preferred
IMPORTANT EXPERIENCE
3 years of commercial property management or related experience
ADDITIONAL ELIGIBILITY QUALIFICATIONS
• CPM, RPA, or CSM designation
• Possess real estate license
• Strong knowledge of finance and building operations
• Ability to effectively manage a team of professionals, including both employees and vendors
• Previous experience in analyzing commercial lease and/or contract language
• Advanced knowledge of Microsoft Office Suite
