What are the responsibilities and job description for the Apartment Maintenance Technician position at CVG Properties Inc.?
The Apartment Maintenance Technician is responsible for the upkeep and maintenance of the apartment buildings, apartment homes and community grounds. The Apartment Maintenance Technician has a diversified list of duties that includes, but is not limited to : repairing flooring, drywall, and appliances; troubleshooting and repairing plumbing, electrical, safety and security systems (lighting, locks, smoke / CO2 alarms, etc.), and HVAC systems; painting (interior and exterior); and cleaning (sweeping, mopping, garden / yard upkeep, etc.). The Apartment Maintenance Technician is responsible for conducting all job duties in accordance with company policy and all safety protocols and supports the overall objective of meeting the expectations of management as well as the community residents that we serve.
DUTIES & RESPONSIBILITIES
- Provides outstanding service and timely resolution to customer issues and work order requests.
- Performs various maintenance functions including repairs to the following : electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
- Performs general carpentry duties such as wallboard repair, countertop / cabinet replacement, finish carpentry, window / glass repair, door / lock repair, and ceramic tile repair.
- Performs various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.
- Assists with management of onsite emergencies, such as snow and other inclement weather emergencies, fires, and floods.
- Promptly communicates with the Community Manager and Director of Maintenance concerning maintenance issues at the property.
- Observes and promotes safety and risk management in accordance with local, federal, state, and company rules and regulations.
- Help monitor response times for emergency on-call / after-hours maintenance assignments, and addresses issues as needed. Participate in on-call rotation as necessary.
- Promotes customer satisfaction by maintaining the highest standards of cleanliness and curb appeal and interact courteously and professionally with current and potential customers at all times.
- Conducts pre-move in and post-move out apartment inspections and ensure timely completion of quality unit turns.
- Regular inspection of property to ensure required maintenance and repairs are completed
- Ordering, purchasing, and maintaining sufficient inventories of tools, parts, and supplies
- Communication and contracting with third-party vendor and supplier partners
- Monitoring and tracking service requests
- Completing monthly, quarterly, and yearly property inspections
- Work closely with the Property Manager to ensure show-units and vacant move-in ready units are complete
- Utilize software systems to track reports, inventory, and completed action items
