The Apartment Maintenance Technician works closely with the Community Managers and is responsible for the day-to-day maintenance operations and physical upkeep of the property, and for ensuring the property is compliant with our policies, standards and commitment to exceeding resident expectations. In addition, this position is responsible for ensuring the property is well maintained and clear of any hazards.

A brief summary (not all) of some of the duties and responsibilities are included below.

Job Duty Summary:

  • Provide outstanding service and timely resolution to resident issues.
  • Manages daily assignments and logistics to ensure number of repair calls and customer satisfaction/response times are met.
  • Performs various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
  • Performs general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, door/lock repair.
  • Performs various proactive preventative interior apartment and exterior property maintenance in accordance with the CVG preventative maintenance checklists.
  • Maintain work orders electronically in Yardi Platform verifying that all orders are completed in a timely manner to company standards and the customer's satisfaction.
  • Daily inspection of the community grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.
  • Assist with management of onsite emergencies such as rain and other inclement weather emergencies, fires and floods.
  • Promptly communicates with Community Manager concerning maintenance issues at the property.
  • Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
  • Help monitor response times for emergency on-call/after-hours maintenance assignments, and addresses issues as needed. Participate in on-call rotation as necessary.
  • Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal and interact courteously and professionally with current and potential customers at all times.
  • Conduct pre-move in and post-move out apartment inspections and ensure timely completion of quality unit turns.

Qualifications:

  • High school graduate or GED required.
  • 2 or more years of experience in the property management industry or directly related field with at least 1 of those years being in a supervisory role (e.g., lead tech, assistant maintenance supervisor, maintenance supervisor).
  • Must possess general maintenance and carpentry skills.
  • Knowledge of building codes, pool logs, etc.
  • Experience using Yardi preferred.
  • Certifications in HVAC Repair & Pool Service is beneficial, but not required.
  • Excellent customer service and interpersonal skills with the ability to relate to others.
  • Must be able to read/write English and accurately complete on call and site inspection logs.
  • Must maintain professional appearance.
  • Must maintain a valid driver's license, clean driving record and current auto insurance is required
  • Must comply with all safety requirements.
  • Experience in a supervisory or leadership role previously.
  • Ability to work flexible hours which may include weekends and evenings to meet resident needs.
  • Ability to work in a fast-paced environment.
  • Understands and abides by Fair Housing laws.
  • Be able to work evenings and weekends if on-call.
