The Maintenance Director is responsible for overseeing the maintenance functions of the property and to ensure that the physical condition of property satisfies ownership and management objectives.
Essential Job Functions:
- Take ownership of all Capital Improvement projects and ensure that work is being completed properly and in a timely manner
- Responsible for the supervision of the onsite maintenance team
- Communicates regularly with the Community Director and Regional Director to provide property updates
- Obtain bids and oversee the work for any projects assigned to external vendors
- Utilize property management software and other technologies to advance and streamline processes
- Responsible for ensuring that the staff is continually trained and educated on safe working conditions
- Keep informed on all work safety issues including OSHA guidelines and attend classes as approved
- Assists with special projects as needed
- Performs all general and routine maintenance
- Strive to perform maintenance duties in the most cost effective manner
- Coordinates maintenance staff into a priority work schedule
- Ensures the completion of all service requests
- Maintains proper supply inventory within budgetary guidelines
- Maintains a service oriented environment by exhibiting a professional appearance and attitude
Job Qualifications:
- High School diploma or GED
- HVAC certification
- Pool certification
- EPA certification
- Technical certifications a plus
- Extensive knowledge of on-site propertymaintenance operations
- Minimum 2 years previous work experience in apartment maintenance or trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC
- Strong verbal and written communication skills
- Able to adhere to set and variable work schedule, including weekends and emergencies as required
- Able to adhere to company policies, procedures, and practices
- Able to establish and maintain effective working relationships
- Able to professionally interact with customers, residents, and guests as needed
- Supervisory and managerial skills
- Own basic set of hand tools
- Able to perform work responsibilities at locations other than assigned property
- Able to travel within major metropolitan area and may be required to attend company functions in cities other than assigned location requiring overnight stays
- Possess a valid Driver's License with good driving record and current automobile insurance
