Asset Management Analyst
Summary:
This role will be part of CWS’ Asset Management team, which is responsible for managing, monitoring, and reporting on the performance of a large national multifamily portfolio consisting of approximately 30,000 units. This role will better enable the department to drive long-term asset value for the investor through analytical, strategic, and proactive decision-making. This position will allow the candidate to be part of a growing and high-performing team that is involved in many facets of an investment lifecycle. The candidate should have strong analytical skills, advanced Excel skills, and a basic understanding of multifamily real estate. This role will also assist with planning meetings, events, and general department organization.
This role will report to two Vice Presidents of Asset Management. Role could be based in either Austin or Dallas, Texas.
Essential Functions and Responsibilities:
- Review, summarize, and consolidate monthly, quarterly, and annual financial data in Excel
- Assist with investor reporting on markets and individual assets
- Review, analyze, consolidate, and track portfolio performance metrics using managerial accounting techniques
- Support two Vice Presidents of Asset Management in their daily responsibilities
- Assist administratively with property tax valuation protests
- Track capital projects progress to ensure projects are on-time and on-budget
- Assist in all aspects of budgeting process
- Collect and track demographic and crime related data to identify critical trends
- Collect and track market and submarket data
- Assist administratively with telecommunication contracts
- Track and monitor loan covenants and metrics, and assist with communication with Lenders and Servicers
- Perform escrow analysis for property taxes, insurance and rate caps
- Perform loan to value, debt yield, and debt service coverage ratio analyses
- Track and monitor department and portfolio contracts
- Review and summarize rent performance to budget and market
- Assist with insurance claims as needed
- Compile and track annual capital project spend and invoicing
- Assist with meeting planning, capturing minutes and other tasks as needed
- Perform regular property visits
- Perform special projects and ad-hoc reports as needed
Qualifications /Requirements:
- 2 years of relevant experience in real estate or asset management, ideally in multifamily
- Strong analytical and computer skills with thorough knowledge of Excel
- Ability for occasional travel required
- Hybrid/Office schedule with minimum 3 days in office per week, subject to change with notice
