We are seeking a detail-oriented and experienced Preconstruction Estimator to join our team. The ideal candidate will play a crucial role in the early phases of construction projects, providing accurate cost estimates, evaluating project feasibility, and assisting with bid preparation. You will collaborate with clients, architects, engineers, and project managers to ensure successful project planning and budgeting. Initially, this position will not have any direct reports as the department is being established. Going forward, the position will play a critical part in selecting software, setting corporate standards and hiring staff as needed.

Key Responsibilities
- Estimate Preparation: Develop detailed and accurate cost estimates, including labor, materials, equipment, and subcontractor pricing, ensuring clarity and approval by senior leadership.
- Bid Coordination: Analyze bid proposals, review subcontractor and supplier quotes for cost efficiency, and manage bid packages to mitigate risk.
- Scope Review: Assess project plans and specifications, identify risks and opportunities for value engineering, and create bid packages for subcontractors/vendors.
- Market Analysis: Research material costs, labor rates, and industry trends to provide accurate estimates and pre-qualify subcontractors/vendors for out-of-market projects.
- Preconstruction Planning: Assist in developing project schedules, phasing plans, and logistics strategies, providing written documentation for preliminary proposals.
- Collaboration & Reporting: Work with project managers, clients, and design teams to align budgets with project goals, while maintaining accurate records and improving future estimates based on past projects.
- 5 years of experience with commercial precon/ estimating, 10 years of overall construction experience
- Proficiency in estimating software such as ProEst, Sage Estimating, Bluebeam, or PlanSwift
- Strong knowledge of how to scope technical systems including electrical, mechanical, HVAC, fire suppression, and security system.
