A DAY IN THE LIFE OF THE MORTGAGE CLOSER/FUNDER
the Post Closer is Responsible for providing administrative support for all mortgage loan closing and post-closing activities. Responsible for ensuring that final loan documents are received and delivered to investors in a timely and accurate manner. Maintain departmental records, reports, and files. Assist in preparing, organizing, and delivering accurate and complete loan packages for both loan servicing and secondary market activities. Organize loan documents for closing, funding, and imaging processes. Assist in processes necessary for secondary market loan purchase. Assists other departmental functions in secondary reviews of loan processes.
Assume responsibility for providing effective administrative support for mortgage loan closings.
Required Knowledge:
Basic knowledge of legal documents related to mortgage loans. Understanding of loan financing process. Familiarity with loan funding's
Skills/Abilities
Good verbal and public relations skills. Strong typing abilities. Good basic math skills. Able to use related computer applications. Well organized.
Experience Required
Minimum of two years of experience with the Credit Union
Education/Certification
High school graduate or equivalent.

Assume responsibility for providing effective administrative support for mortgage loan closings.
- Help prepare appropriate closing documents for members in accordance with loan program. Calculate closing figures.
- Review all closing documents for completeness and accuracy including title reports and lock confirmations.
- Coordinate closings with title companies
- Ensure compliance with underwriting conditions.
- Obtain and sign off closing conditions.
- Monitors internal and investor reports for outstanding final docs.
- Accounts for the status of all missing documents.
- Obtains final documents from title companies and/or applicable systems.
- Files and images documents as they are received.
- Checks mortgage loan documentation for accuracy and completeness.
- Forward necessary documents and information to investors.
- Prepare file for the closing, funding, and delivery of loans.
- Assist in the second review for Cenlar data, 2nd mortgage funding's, and construction draws.
- Completes uploading of files and suspense items for purchase by investors.
- Deliver necessary bar-coded documents to Cenlar for loan servicing.
- Assist in monitoring, document review, and shipping of files to FHA
- Assist in balancing loans purchased on secondary market.
- Assist in distributing purchase information to appropriate departments.
- Enter computer data for loan tracking
- Assists and supports area and Credit Union personnel as needed.
- Completes reports and records promptly and accurately.
- Assists in tasks for QC Audits.
- Maintains departmental files. Files loans after closing and shreds files as determined by QC Audits.
- Attends and participates in meetings as required.
- Keeps management informed of area activities and of any significant problems.
- Resolves requests and problems promptly and courteously.
- Maintains and conveys the Credit Union's professional reputation.
- Ensures that work is clean, secure, and well maintained.
- Completes special projects as assigned.
- Records, reports, and files are accurate and up-to-date.
- Loan packages are legally compliant, complete, and submitted, purchased and insured in a timely manner to the secondary market.
- Good business relations exist with members. Problems and questions are courteously and promptly resolved or referred.
- Good business relations exist with secondary market investors. Loan packages are processed and delivered according to Credit Union procedures and legal policies.
- Loan shipping activities are effectively coordinated with record retention functions.
- Good coordination exists with area personnel and with management. Assistance and support are provided as needed. Management is properly informed.
- The Credit Union's professional reputation is maintained and conveyed
