ROLE: Preconstruction Estimator

D56 Construction Expectations:
The goal of the Preconstruction Estimator is to proactively oversee the planning and preparation phases of construction projects, ensuring all necessary groundwork is laid out effectively, setting the stage for a successful construction process.

Actions and Goals:
PROJECT PLANNING:
- Collaborate with project stakeholders to understand project requirements and objectives.
- Analyze project specifications, drawings and other documents to develop a comprehensive understanding of the scope of work.
- Prepare and define budgets, SOW’s and other required documents for all aspects of the project.
ESTIMATING:
- Prepare detailed cost estimates for labor, materials, equipment and other project expenses.
- Conduct market research to obtain accurate pricing information for construction materials and services.
BUDGETING:
- Develop and manage project budgets based on cost estimates and customer budget constraints.
- Work closely with Finance to ensure financial alignment and compliance with budgetary restrictions.
DESIGN:
- Prepare and/or modify plans and specifications for construction projects.
- Support selection process with team and/or clients.
- Assess, mitigate and manage risks connected with the design.
CLIENT COMMUNICATION:
- Communicate effectively with clients to understand their needs and expectations.
- Present cost estimates, project plans, and other relevant information to clients clearly and understandably.
RISK MANAGEMENT:
- Identify potential risks and challenges associated with the project and develop strategies to mitigate these risks.
VALUE ENGINEERING:
- Explore cost-saving opportunities and value engineering alternatives without compromising the quality or integrity of the project.
- Collaborate with architects and engineers to optimize designs and construction methods.
BID MANAGMENT:
- Manage the bidding process, including soliciting bids from subcontractors and suppliers.
- Evaluate and compare bids to select the most suitable subcontractors and suppliers for the project.
COLLABORATION:
- Collaborate with project managers, architects, engineers, and other team members to ensure seamless transition from preconstruction to construction phases.
- Collaborate with project managers to produce, evaluate and present change orders to clients
- Foster strong relationships with subcontractors and vendors.
- Recruit / Develop New Relationships as necessary with subcontractors and vendors
DOCUMENTATION:
- Maintain accurate and detailed records of all preconstruction activities, including cost estimates, budgets, and communication with stakeholders.
Requirements:

Desired Skills (a PLUS, but not required):
- Xactimate proficiency or other estimating tool/platform experience
- Bluebeam or similar PDF markup software
- Experience with BIM software such as Revit
- Design and technical skills, including the ability to effectively use design software.
