Area Director of Engineering for Vacation Village Resorts in Virginia, overseeing three properties, here’s an outline of the role and its responsibilities. This position would focus on managing the engineering and maintenance operations of the resort properties while ensuring that everything runs smoothly for both the timeshare owners and guests.

Position: Area Director of Engineering

Location: Virginia (Overseeing 3 Vacation Village Resorts Properties)

Key Responsibilities:

1. Overseeing Engineering and Maintenance Operations:

  • Property Maintenance: Ensure the smooth functioning of all resort facilities, including HVAC, plumbing, electrical systems, elevators, pools, landscaping and other key infrastructure at all three properties.
  • Preventive Maintenance: Implement and manage a preventive maintenance schedule to keep all systems in optimal condition and reduce the likelihood of unexpected breakdowns.
  • Emergency Repairs: Oversee and manage any urgent or emergency maintenance requests, ensuring rapid response times to limit guest disruptions.

2. Budget and Financial Management:

  • Budget Creation & Management: Develop and manage the engineering and maintenance budget for all three properties, allocating resources efficiently to address immediate and long-term needs.
  • Cost Control: Ensure that maintenance and engineering costs are managed effectively, balancing quality of service with cost efficiency.
  • Vendor and Contract Management: Work with external vendors, contractors, and suppliers to ensure timely and cost-effective services are provided.


3. Team Leadership and Staff Management:

  • Team Leadership: Supervise and manage engineering teams at all properties, including hiring, training, and ensuring proper staffing levels to meet maintenance demands.
  • Employee Development: Foster a culture of continuous improvement by providing training and development opportunities for engineering staff to enhance their skills and certifications.
  • Performance Management: Set clear expectations and performance metrics, conducting regular evaluations to ensure high levels of employee performance and morale.

4. Guest and Owner Experience:

  • Owner & Guest Relations: Act as a point of contact for guests and timeshare owners regarding maintenance concerns, ensuring issues are addressed promptly and professionally.
  • Impact Minimization: Work to minimize guest disruptions due to ongoing maintenance and repairs. Ensure that engineering activities are scheduled around high guest occupancy times to avoid inconvenience.
  • Facility Upgrades & Improvements: Oversee renovations, upgrades, and new construction projects that improve the guest experience, ensuring they are completed on time and within budget.

5. Safety and Compliance:

  • Regulatory Compliance: Ensure all properties meet local, state, and federal safety regulations and codes, including fire codes, building codes, and environmental standards.
  • Health & Safety: Conduct regular inspections of facilities and systems to identify and mitigate potential hazards, ensuring that properties are safe for guests and staff. Create and implement emergency preparedness seasonal weather events or life safety systems.
  • Sustainability: Implement environmentally friendly solutions where possible, focusing on energy efficiency, waste reduction, and sustainability efforts.

6. Long-Term Planning & Strategic Initiatives:

  • Capital Projects: Manage large-scale capital improvement projects, including renovation, infrastructure upgrades, and new construction, ensuring that the engineering team works efficiently and the projects meet guest expectations.
  • Strategic Planning: Develop and execute long-term engineering strategies to improve the resorts’ facilities, enhance energy efficiency, and reduce operational costs.
  • Asset Management: Ensure that all equipment and assets are properly maintained, including the development and tracking of lifecycle management plans.


7. Reporting and Documentation:

  • Maintenance Records: Maintain accurate and up-to-date records of all engineering activities, including routine maintenance, emergency repairs, and capital projects.
  • Performance Reporting: Provide regular updates to senior management on engineering performance, maintenance schedules, safety issues, and project timelines.
  • Compliance Documentation: Ensure all compliance-related documentation (e.g., inspections, certifications) is kept up to date and accessible.

Qualifications:

  • Experience: At least 7-10 years of experience in facilities management, engineering, or maintenance within the hospitality or timeshare industry. Experience managing multiple properties is preferred.
  • Skills:
    • Strong leadership and team management abilities.
    • Knowledge of mechanical, electrical, plumbing, and other building systems.
    • Strong budgeting and financial management skills.
    • Experience managing large-scale capital improvement projects.
  • Education: A bachelor’s degree in Engineering, Facilities Management, or a related field is typically required. Certifications such as Certified Facility Manager (CFM) or similar credentials are a plus.
  • Knowledge: In-depth understanding of maintenance, engineering, safety regulations, and hospitality operations.
  • Technical Skills: Familiarity with Computerized Maintenance Management Systems (CMMS) or similar software for tracking maintenance schedules and performance.
