Position Summary :
The Air Condition Technician PM is an hourly position.
The Air Condition Technician PM will report directly to the Sr Maintenance Director.
Specific Responsibilities :
Under general supervision, perform a wide variety of skilled duties to install, maintain and modify air conditioning, refrigeration and ventilation equipment and systems resort wide. This position is responsible for following requirements and applicable regulations. Troubleshoot, repair, maintain and perform preventative maintenance on HVAC equipment, controls, and systems, etc. Comply with EPA and OSHA for hazardous waste control and disposal. Comply with Federal, state, and local regulations for maintaining water and sewer systems. Ensure that all preventative maintenance and assigned work is completed. Troubleshoot and repair control circuits. Perform general repairs and work order requests. Assist facility personnel as needed. Prepare and maintain logs, monthly reports, inventory reports, etc., as needed. Participate in team meetings to provide ideas, methods, or processes for unit / company performance improvement.
ESSENTIAL DUTIES AND RESPONSIBILITIES :

- This position is responsible for performing routine, and advanced maintenance tasks or assignments involving maintenance for all resort air conditioning units. Projects may be assigned by the General Manager and / or Maintenance / Facilitator Manager
- AC Certification
- Must be able to replace AC actuators and zone valves on the Air Handler Unit (AHU)
- Able to install and service air conditioning units and / or appliances as needed.
- Recovering and disposing of the refrigerant while servicing air conditioning system
- Able to do routine maintenance of all resort air conditioning equipment including chillers, boilers, pumps etc.
- Maintains accurate control of logs for equipment as required by law.
- Selects what parts are needed for replacing existing equipment.
- Able to replace condensing fan motors, electrical contacts and thermostats for air conditioners
- Monitors and coordinates services performed by outside contractors in accordance to all contracts, leases, service agreements and warranties.
- Ensures timely responses to requests for service.
- Maintains a cordial, professional relationship with all staff members and customers. Assists with special projects as required / or assigned by supervisor.
- Previous experience in hotel / resort engineering environment required.
- Ability to function in a fast paced environment and able to multitask.
- Excellent interpersonal communication skills.
- Assists with special tasks as needed and assigned by supervisor.
- Attends Management Meetings as required.
- General routine preventative maintenance work as needed by the Maintenance Department.
Position Requirements (Skills / Abilities) :
Experience :
HVAC Certification; or equivalent combination of education and experience. At least one year in Hospitality Maintenance or related industry. Electrical, HVAC, and Appliance exp. required Minimum two to four years previous experience in a hotel / resort, multifamily or healthcare engineering environments.
Excellent interpersonal skills
Education : High School diploma or GED required. HVAC certification is a must.
Flexible Scheduling :
Must be able to work Friday, Saturday, Sunday, and Holidays.
Physical Demands :
While performing the duties of this job the employee is required to walk, stand, stoop, kneel, crouch or crawl.
The employee is required to use his / her hands and fingers to feel, and reach for objects of various sizes, shapes, and weight.
The employee will occasionally be required to climb a step ladder or balance and, to talk, hear and / or smell.
The employee must regularly push, pull, lift and / or move 10-25 lbs. And occasionally push, pull, lift and / or move 50 or more pounds with assistance. The employee must always have the maintenance cart with him / her. The cart must be stocked with the needed supplies and be in a secure location when left unattended. And the employee must also have his / her tools readily available.
Specific Vision abilities required for this job include Close vision, Distance vision, color vision, peripheral vision, depth perception and ability to focus in various settings. Good Customer Service skills are a must, as well as general handyman skills.
