Maintenance Supervisor Technician

JOB TITLE: Maintenance Supervisor
STATUS: Full-time, Non-Exempt
WORK SCHEDULE: Monday – Friday, 8:00am – 5:00pm
LOCATION: Kansas City, MO
COMPENSATION: $28.00 – 30.00 per hour
SUMMARY
Responsible for maintaining the physical integrity of the community at all times. This involves ensuring a safe and secure living environment for residents, visitors and staff. It is the Maintenance Supervisor Technician’s duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to:

- EDUCATION / EXPERIENCE
- High School Diploma, or equivalent, required
- HVAC Certification, required
- 3 years of apartment maintenance experience, required
- Trade certifications, preferred
ESSENTIAL DUTIES AND RESPONSIBILITIESKNOWLEDGE IN THE FOLLOWING APARTMENT MAINTENANCE FIELDS:ABILITIESPHYSICAL DEMANDS
- Diagnoses and performs minor or routine maintenance or repair involving the following on a daily basis
- Performs maintenance tasks personally or delegates to assistants. Oversees and occasionally inspects work performed by assistants.
- Schedules maintenance personnel in conjunction with manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
- Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all tools in excellent condition.
- Learns and complies with all company safety rules.
- Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
- Assists in keeping grounds neat and free of litter.
- Electrical and plumbing (including water lines)
- A/C and heating systems

- Water irrigation systems
- Stairs, gates, fences, patios, railings
- Tile, carpet, and flooring repairs
- Roofing, gutters, fasteners
- Interior/exterior lights
- Diagnose and repair ceiling leaks

- Interior and Exterior Painting (touchups and full re-paints)
- Swimming Pool Maintenance
- Excellent customer service skills
- Must be able to work independently
- Ability to develop and maintain cooperative working relationships with employees and vendors
- Excellent time management skills and must be detail oriented
- Ability to listen, communicate (written and verbal), excellent grammar, spelling and proofreading skills, and follow up effectively with all staffing levels
- Ability to work in team oriented environment
- Ability to work independently and to take initiative in a time sensitive environment
- Ability to prioritize and organize workload, multi-task, adapts quickly to change, and deliver under the pressure of deadlines
- Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The employee may occasionally be required to climb. Must possess the ability to detect auditory and/or visual alarms, and be available to work extended/flexible hours and weekends, as needed.

WORKING ENVIRONMENT
Indoors (66% to 100% of the time). Frequently outdoors (33% to 66% of the time), all conditions, often for extended periods.
Occasional exposure (1% to 33% of time) to paint fumes, solvents, adhesives, etc.
Frequent need (33% to 66% of the time) to work in awkward and confining positions.
Occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc. (less than 10%).
