Job Overview
Daniel Realty Company is seeking a skilled and dedicated Maintenance Technician to join our team Grand Highlands in Vestavia, AL. The ideal candidate will be responsible for ensuring the smooth operation of our multifamily community through effective maintenance, upkeep and repair of our apartment units and equipment. This role requires a strong mechanical knowledge, attention to detail, and the ability to troubleshoot various issues that may arise in the efficiency of the unit.
Duties
- Prepares or assists in preparing all vacant apartments to a market-ready condition.
- Performs various community maintenance functions including, but not limited to, light bulbs changes, filter changes, lock repairs and/or replacements, install/repair window coverings, caulking, painting, snow/ice removal, pool maintenance, vinyl repair and installation, preventative maintenance and minor HVAC repairs.
- Responds to resident service requests and concerns in a timely manner.
- Performs on-call and after-hours emergency service as required.
- Reports any maintenance concerns or repairs on vacant, models, clubhouse and/or common areas to the Lead Maintenance or Property Manager.
- May assist in monitoring and/or controlling maintenance inventory and/or supplies.
- Moves heavy objects as requested upstairs and across all types of terrain.
- Assists the Lead Maintenance or Property Manager on special maintenance projects, i.e., preventative maintenance of building and/or mechanicals.
- Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of Daniel Corp.
- Maintains open communication with property management.
- Consistently maintains a professional, courteous attitude when dealing with residents, co-workers and the general public, at all times, on or off the property.
- Attends and participates in training seminars as requested.
- Assists other team members as needed.
- Attends and assists in setting up for resident functions and activities.
- Must be punctual, regular and predicable in attendance.
- Ensures that the physical aspects of the community meet the company’s established standards for safety, appearance and operation within the budgeted financial goals.
Experience
- Proven experience in maintenance with a focus on multifamily communities
- Strong , electrical systems, repairs, pool, etc.
- Must respond to resident services and concerns, etc.,
- Excellent problem-solving skills with the ability to think critically under pressure.
- Strong communication skills to effectively interact with team members and clients.
- A commitment to safety standards and practices within the workplace.
