      • “Willing to drop everything to assist as needed” attitude at all times.
      • Valid driver's license required.
  • POSITION PHYSICAL REQUIREMENTS
    • Anything listed here requires a pre-employment physical by Employee Health to determine if the employee is capable of meeting the requirements.
      • Physical Activity:
          • Must be able to lift, carry, stand, bend, squat, crawl, reach, kneel, push, pull, and twist using good body mechanics for sustained periods of time.
          • Must be able to walk approximately 4 miles daily.
          • Must possess sight/hearing senses, or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met.
          • Must not have any health condition that prevent meeting the requirements of this position (e.g., allergies that prevent outside work during certain times of the year).
      • Upper Extremity:
          • Must be able to lift/push up to 75 pounds.
      • Push/Pull/Lift/Carry:
          • Must be able to lift/push up to 75 pounds.
  • PART TWO: FUNCTIONAL RESPONSIBILITY

      Position Objective
      • To follow instructions and complete job assignments with a minimal amount of supervision. The maintenance position will be assigned duties from the Maintenance Director. Assist in ensuring the facility is maintained in excellent condition, both inside and out, and is fully functional. Provides transportation as needed to medical appointments for Harvest Hill and Woodland residents through use of the Harvest Hill Courtesy Cars. Assists with the routine maintenance and inspection of the Harvest Hill Courtesy Cars. All responsibilities will be conducted in a manner that is consistent with the philosophy of assisted living.

      Performance Expectation
        • Responds to reported maintenance issues/problems via work order system, radio requests or in-person requests, setting priorities in conjunction with Director of Maintenance.
        • Inspects facility for potential maintenance problems.
        • Maintains all equipment in good working function, reports all repairs to Maintenance Director and gets approval from Maintenance Director to bring in outside vendors for repairs when needed.
        • Maintains all work areas in neat and safe fashion.
        • Painting and other cosmetic duties.
        • Moves furniture for residents and staff.
        • Performs snow removal, salting, shoveling. Lawn and grounds upkeep.
        • Drives the Lifecare Courtesy Car as needed.
        • Reports to the Administrator/Administrative Assistant of Harvest Hill any observations/concerns regarding the health care status of residents who are transported.
        • Reports observations/concerns regarding the condition of Lifecare vehicles to the Maintenance Director.
        • Working with the Lifecare drives, ensures that the Life Care Courtesy Car is ready for use by ensuring that it is filled with gasoline and that it is kept clean, inside and out.
        • Takes the car for annual inspection and registration, as requested by the Maintenance Director.
        • Assists with in-house deliveries, etc. as assigned by Lifecare Administrator/Administrative Assistant/Maintenance Director.
        • May perform some of the housekeeping functions, i.e., washing windows, cleaning stairwells, sweeping, buffing floors, etc.
        • Acts as Interim Maintenance Manager in the absence of the Maintenance Manager / Director.
        • Trains, mentors, and assist new and existing employees in job related task. Assigns alternative mentor if needed  
        • Is responsible for project lead task on Unit Turn events on the Lifecare campus.
        • Performs preventive maintenance and repairs on a wide variety of facility buildings and equipment. Makes rounds of machine rooms to check for proper operation of equipment while being alert to noises, vibrations, and unusual smells within the mechanical spaces. Identifies hazards within the machine rooms and works to eliminate them.
        • Evaluates effectiveness of procedures and make recommendations for improvement
        • Performs routine preventive maintenance. Evaluates and makes recommendations to the Maintenance Manager regarding the condition of equipment that may need to be repaired or replaced to prevent costly downtime in the future. Evaluates the nature of reported problems, determines the most effective method for corrective measures, affects the needed corrections, provides necessary follow-up, and completes all required documentation.
        • Responds to fire alarms, contacts the Maintenance Manager and informs them of the situation and as point of contact until they or the fire department responds to the loss of electrical power, water, and other life safety equipment.
        • Investigates complaints and observations regarding poor or damaged equipment and attempts to remedy the problem while providing the necessary documentation to keep equipment histories current.
          Assists in moving and placing furniture, fixtures and other equipment using the proper equipment and safety standard
        • Reports any unsafe situations or practices to the supervisor.
        • Maintains a clean and safe working environment at all times.
        • Recommends and maintains spare parts to ensure prompt completion of work orders and preventive maintenance tasks.
        • Maintains familiarity with repair manuals, blueprints, and schematics. Evaluates equipment operation and makes recommendations for improved and cost-effective operation
        • Performs other duties as required or assigned.
