Overview
Installs, maintains, and repairs refrigeration, air-conditioning, air-handling and heating equipment.
Responsibilities
Inspects mechanical rooms for proper operation of heating, ventilation, air conditioning, and refrigeration equipment. Evaluates and executes emergency repairs and/or adjustments or recommends long and short term repairs. Determines and implements alternatives for providing continued service.
Reviews building and chiller automation systems summary reports and trends for proper operations. Evaluates identified problems or conditions which are outside of established set points and makes adjustments. Monitors adjustments to ensure effective corrective action. Utilizes automation systems to evaluate and improve operations.
Performs preventative maintenance and repairs on equipment per established procedures. Evaluates effectiveness of procedures and makes recommendations for improvements.
Performs work order repairs on HVAC equipment with consideration for impact on ongoing operations. Evaluates the nature of the reported problem, determines the most effective method of analysis and corrective measures, assures problem correction, and necessary follow-up.
Investigates reported complaints and personal observations regarding poor indoor air quality and attempts to remedy the problems utilizing air measuring techniques, study of automation system data, and checking and/or calibration of control devices to assure compliance with established design and ventilation standards.
Installs and modifies HVAC equipment, ductwork, controls, and other refrigeration equipment. Provides planning and design input. Coordinates and monitors contractor work.
Takes daily water tests on cooling tower water and closed loop systems, compares results with established parameters, determines and makes adjustment(s) to minimize corrosion and biological growth in all systems. Records test results and adjustments and reports abnormal conditions. Communicates with treatment vendors to review test results, problems, and potential program changes.
Evaluates and recommends needs for spare parts and supplies in the storeroom and to accomplish work orders and projects.
Evaluates equipment and systems making recommendations for improved cost effective operations.
Performs other duties as required or assigned.
Qualifications
High school graduate with 2 years of technical school in refrigeration, air-conditioning, and/or heating and two years of field experience required.
Knowledgeable in computer operations with particular emphasis in building automation systems.
Training and experience with electronic circuitry and repairs.
Blueprint and control schematic reading experience.
