Job description

David N. Schultz Inc. is a Real Estate and Property Management company with over 50 years of experience in the industry. Managing an array of over 130 properties consisting of mostly residential apartment buildings but also some commercial and corporate complexes. We're currently looking to add a Resident Manager to our team in the Greater Los Angeles Area.

The Resident Manager position is an on-site position managing a property with multiple units. The Resident Manager is required to live on-site. This is a part-time opportunity with a wage/lodging credit for the allotted hours appointed.

SUMMARY

Looking for an experienced resident manager to manage the daily operations of residential real estate properties for clients by performing the following duties personally or through subordinate supervisors.

ESSENTIAL DUTIES AND RESPONSIBILITIES include but are not limited to the following. Other duties may be assigned.

  • Ensure all rents are collected timely, receipts are given and all rent turned into the corporate office on or before the 4th day of the month
  • Sign into the sign in sheet at the corporate office on the date rent is dropped off and include the number of units who have not paid rent
  • Inspect vacant units periodically for any unauthorized use, necessary repairs and cleanliness
  • Provide regular feedback to Property Supervisor/Assistant
  • Interact with building owners, managers, and tenants on a daily basis
  • Perform property inspections to ensure proper, periodic maintenance is completed
  • Complete resident applications and deposits
  • Prepare lease or rental agreements and necessary addendum for lessees and collects specified rents
  • Ensure all late fees, plumbing fees, utility charges, pet rent and SCEP fees are collected timely and
  • Prepare periodic inventory of building contents and property condition, and forwards information to Property
  • Assist with eviction of tenants in compliance with court order and directions from Lawyer, owner and Property
  • Troubleshoot problems at the building with contractors, plumbers, and communicate necessary information with Property Supervisor.
  • Communicate property related emergencies during and after normal business hours to the Property Supervisor and emergency
  • Take calls from prospective tenants, schedules and shows any vacancies
  • Serving late rent notices and collecting late rents and all late charges and turn into the corporate office
  • Maintain resident name register and ensure accuracy of names on property mail
  • Responding, communicating professionally and timely and following up on all tenants concerns
  • Communicating with Property Supervisor/Assistant regarding concerns of the property and/or tenant related matters. If you do not receive a timely response, continue to follow up.
  • Ensure all Apartment Rules are enforced
  • Ensure all shrubs, trees, lawns, plants etc. are watered and cared for regularly if a gardening vendor has not been
  • Maintain overall cleanliness of the entire property to include entry, walkways, driveway, garbage area, laundry room, mail room/junk mail,
  • Request work order from your Property Supervisor/Assistant for any garage
  • Ensure clocks for lights and sprinklers are set and maintained regularly with regard to fluctuation in season and
  • Ensure all light bulbs are replaced when they go out
  • Fix any plumbing stoppage issues
  • Complete bi-annual smoke detector inspections of all detectors to ensure working correctly, replace any smoke detectors that need it.
  • Thorough bi-annual inspection all units with reports sent to the Property Supervisor/Assistant
  • Prepping for Open Houses and staging vacancy for prospective tenant applicants
  • Ensure vacant units are prepped according to the work orders issued and check each job after it is completed by the vendor
  • Prior to new tenants moving into a vacant unit, a thorough walk-through of the unit must be completed.
  • Call or email new work order requests in within 24 hours of being made aware of the issue. If a work order needs to be completed ASAP, make sure you call your Property Supervisor/Assistant.
  • When a plumbing stoppage is reported by a tenant, provide basic trouble shooting i.e. plunging, to try and repair before a plumber is called. Replace any missing
  • Ensure lock tumblers are changed promptly after a tenant moves
  • Monitor vendor activities, when they arrive at the property to do a job, especially if the unit is occupied. Required to escort the vendor to the unit and follow up with the vendor following the completion of the job
  • Submit traffic logs for vacancies and Log of Telephone Calls on a weekly basis to your Property Supervisor/Assistant.
  • Prepare and submit quarterly rental comparisons to your Property Supervisor/Assistant or as soon as a tenant gives vacancy
  • Ensure you communicate with your Property Supervisor/Assistant when a vacancy sign needs to be put up
  • Prepare and deliver late change or delinquent
  • Once work orders are assigned, inspect and prepare regular work lists and send to Property Supervisor/Assistant
  • Schedule tenant maintenance requests with vendors and notifying tenants when the vendor will be in the units
  • Report any issues with vendors within 24 hours of being made aware of the issue to your Property Supervisor/Assistant.

QUALIFICATIONS To perform this job successfully, the experienced resident manager must be able to perform each essential duty satisfactorily. This job requires effective email communication and AppFolio property management software. Training will be given for all software platforms required. Manager(s) must be able to bring rent, applications, signed leases etc. to the corporate office on an as needed basis.

LANGUAGE SKILLS

Fluent speaking, reading and writing in English language. Knowledge of other languages helpful but not required.
