The Facilities Manager is responsible for overseeing the daily operations of the resort’s physical environment. This includes managing all maintenance activities, supervising the pool technicians, engineering staff, groundskeeping team, public area team, the ranger team, and ensuring that the resort’s infrastructure and amenities are safe, functional, and aesthetically pleasing for guests. The Facilities Manager will also be responsible for budgeting, scheduling, and coordinating maintenance work to minimize disruption to the resort’s operations while ensuring the highest standards of safety, cleanliness, and guest satisfaction.

Key Responsibilities:

  • Maintenance Oversight:
    • Supervise and manage the maintenance and repair of all resort facilities, including buildings, roads, utilities, pool areas, and amenities.
    • Ensure that all systems (HVAC, plumbing, electrical, etc.) are properly maintained and functioning efficiently.
    • Establish and manage a preventive maintenance program to proactively identify and address issues before they impact the guest experience.
  • Team Leadership & Supervision:
    • Lead and oversee the performance of the pool technicians, engineers, groundskeeping, public area attendants and the ranger team to ensure tasks are completed on time and to company standards.
    • Schedule and coordinate work assignments, manage labor resources, and provide guidance and training to team members.
    • Conduct regular team meetings to review performance, address concerns, and promote a collaborative work environment.
  • Budget & Inventory Management:
    • Manage the department's budget, ensuring cost-effective use of resources for maintenance and repair activities.
    • Track and control inventory of maintenance supplies, tools, and equipment to ensure availability when needed.
    • Analyze cost-efficiency of repairs and services, implementing measures for cost reductions where appropriate.
  • Safety & Compliance:
    • Ensure all work and maintenance activities comply with local, state, and federal safety regulations, as well as industry best practices.
    • Conduct regular safety audits and inspections of resort facilities to identify potential hazards.
    • Maintain proper records and documentation related to maintenance activities, safety inspections, and repairs.
  • Guest Experience Focus:
    • Monitor the condition and cleanliness of public areas to ensure they meet the resort’s high standards for guest satisfaction.
    • Respond to guest inquiries or complaints related to facilities, ensuring timely and effective resolutions.
    • Collaborate with other departments to ensure the seamless integration of facilities services with overall guest experiences.
  • Project Management:
    • Oversee any major repair, renovation, or new construction projects within the resort.
    • Manage timelines, budgets, and resources for projects while maintaining minimal disruption to resort operations.
    • Coordinate with external vendors and contractors for specialized services.

Required Skills & Qualifications:

  • Bachelor’s degree in Facilities Management, Business Administration, or equivalent work experience.
  • Minimum of 5 years of experience in facilities management, preferably within a resort or hospitality environment.
  • Proven experience in leading and managing a team of pool technicians, engineers, and maintenance staff.
  • In-depth knowledge of HVAC, plumbing, electrical systems, and general maintenance practices.
  • Experience in managing budgets, inventory, and vendor relationships.
  • Strong problem-solving skills and the ability to handle multiple tasks simultaneously.
  • Excellent interpersonal and communication skills, with the ability to effectively interact with staff, guests, and external vendors.
  • Familiarity with health and safety regulations and compliance requirements.

Physical Requirements:

  • Ability to work outdoors in varying weather conditions.
  • Ability to lift, carry, and move heavy equipment and supplies (up to 50 lbs).
  • Comfortable working on ladders, scaffolding, and other elevated platforms.

This is a full-time, year-round salaried position working at Sun Outdoors Orange Beach. Flexibility in scheduling is required as the individual may need to work nights, weekends, and/or holidays, due to the nature of our business in the hospitality industry.
