Job Summary:
Longshore Hospitality, an affiliate of Greenwich Hospitality is seeking an experienced on-site Project Manager to oversee the remodel of one of it’s unique properties in Fairfield County CT. The duration is approximately 16 months however we have other projects in the process of approvals or going to construction.
Project Manager scope
· Finalize pre-construction phase. Plan review and continue value engineering while keeping the project moving forward with a Fall of 2025 construction start date.
· Assist with mobilization of construction, tracking onsite trades attendance and progress.
· Reporting to Management with weekly written memos/updates/requests for information/decisions.
· Insert change order language, timely communication and procession etc.
· Prepare budget along with Construction Manager, constantly updating.
· Coordinate with project Engineers and Consultants as needed.
· Provide Management with leveled bid worksheets.
· Oversee all approvals and permits with town and state agencies.
· Prepare and update the construction schedule.
· Prepare agenda and run weekly project meetings along with the Construction Manager, circulate meeting minutes to development team and ownership.
· Monthly site meeting with bank inspectors to review the AIA[AC1] prepared by the accounting department and obtain inspector sign-off.
· Ensure all building inspections are being performed as required.
· Coordinate interior designer’s efforts with development team, oversee FF&E/OS&E procurement and installation.
· Overseeing and obtaining municipal sign offs inspections required for Certificate of Occupancy.
· Close out project.
Qualifications for Project Manager:
Bachelor's degree in computer science, business, or a related field
2-4 years of construction project management and related experience
Project Management Professional (PMP) certification preferred
Proven ability to solve problems creatively
Strong familiarity with project management software tools, methodologies, and best practices
Experience seeing projects through the full life cycle
Excellent analytical skills
Strong interpersonal skills and extremely resourceful
Proven ability to complete projects according to outlined scope, budget, and timeline
Deep understanding of construction means and methods as well as best practices used in the construction industry.
