Position Summary:
Under the direction of the Property Manager, the Maintenance Technician performs building maintenance tasks such as rough carpentry, painting, plumbing, electrical, locksmith, refrigeration, heating, ventilation, and air conditioning to assist in the maintenance, repair, and operating needs of the property with a consistent and continuous display of superior customer service.
Essential Functions:
Daily Operations
- Review assigned work orders, set priorities and complete work assignments.
- Maintain a preventative maintenance schedule.
- Maintain pool and spa chemicals daily.
· Ensures all company safety practices, policies, and procedures are being followed when completing tasks.
Maintenance Operations
- Transport materials, unload, and place materials at the work site.
- Inspect buildings, equipment and appliances for functionality, checking for faults and fixing them where they exist to keep all things running and functioning properly; also, make provision for replacement of old and damaged appliances.
- Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary.
- Repair and treat structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors.
- Install curtain and shower rods, door stops, door closures, knobs, hinges, and locks.
- Install and repair smoke detectors.
- Hang pictures, mirrors, bulletin boards, clocks or hand rails.
- Inspect defective or worn parts and lubricate gears, bearings, pulleys, other parts, machinery, and equipment to ensure its continued operation.
- Clean coils on air conditioning units.
- Repair or replace room thermostats and room heat detectors.
- Repair locks and locking mechanisms.
- Prepare surfaces for finishing by sanding and/or cleaning.
- Apply paint, varnish, and other finishes to buildings, cabinets, desks, shelves, and other items or structures.
- Spray texture on walls and ceilings.
- Repair or replace plumbing fixtures.
- Unplug sinks, drains, and toilets.
- Clean traps and pipes mechanically.
- Repair or replace lights, switches, and outlets.
- Replace fuses, light bulbs, fluorescent tubes, and ballasts.
- Repair or replace broken doors, windows, and/or screens.
- Complete grounds work such as: grounds pick up, mowing, sweeping and light landscaping.
- Snow removal in parking lots.
- Remove snow from sidewalks using snow shovels and/or ice-melt.
Turns
- Complete apartment turnovers within five (5) days (earlier if requested) ensuring the maintenance turnover sheet is followed line by line, item by item for each turnover.
Purchasing and Inventory
- Requisition materials and supplies, such as tools, equipment, or replacement parts through central purchasing.
- Develop and maintain an accurate and organized parts inventory.
- Compute estimates and research costs of materials, labor, and/or outside contractors.
Marginal Functions:
· Attend team meetings.
· Complete assigned training.
· Other duties as assigned.
Qualifications:
Education
- High School Diploma/G.E.D.
- Technical training preferred.
Experience
· Two years facilities maintenance.

· Must be self-directed.

· Understand and operate environmental controls, alarm systems, backup power, and other technology.

· Ability to track and document all activities with correct forms and paperwork.
· High level of mechanical aptitude with plumbing, carpentry, sheetrock, and electrical repairs.
· Skilled in trouble shooting failed equipment.
· Skilled in lock out tag out and other safety procedures.
· Well-rounded knowledge of maintenance techniques.
· Ability to use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems.
· Ability to manage one’s own time.
· Ability to communicate so that others will understand both verbally and in writing
· Ability to work unsupervised for extended periods of time.
Essential Physical Requirements
· Requires frequent lifting up to 25lbs, occasional lifting up to 50lbs, and assist lifts for 51 or more lbs.
· Requires considerable use of arms and legs and moving entire body, such as lifting, balancing, walking, stooping, and handling of materials.
· Requires use of abdominal and lower back muscles to support the body repeatedly or continuously over time without ‘giving out’ or fatiguing.
· Requires bending, stretching, twisting, and reaching with body, arms, and legs.
· Requires use of hands and arms in handling, positioning, and moving materials, and manipulating things.
· Must have the ability to climb ladders and work from platforms.
· Must be able to work indoors and outdoors.
Working Conditions
· Temperatures ranging from -10 to 110 degrees F.
· Working at heights and on roof tops.
· Air quality varies with seasons and temperature.
· Various areas of the work place are dusty and dirty.
· Requires participation in the after-hours on-call rotation.
Snow removal requires working outside of normal business hours.
