What are the responsibilities and job description for the Commercial Maintenance Technician position at Denholtz Properties?
Reporting to the Property Manager, the individual will be responsible for daily maintenance of several commercial office properties located in the Orlando, FL area. Responsibilities include:
- Maintain the operations of the building systems to include mechanical, electrical, life safety, plumbing, controls, access systems, surveillance, etc.
- Handling daily service calls of routine tenant maintenance matters and following up on emergency maintenance situations will ensure that building problems are identified and repaired quickly.
- Work to find creative ways to keep operational costs to a minimum.
- Monitoring building supplies and materials and distribution to other building locations
- Provide guidance to onsite building porters. Work with building inspectors to ensure that necessary permits are attained and any violations are addressed promptly.
- Routinely check roofing and mechanical equipment on the roof. Replace or repair stained, broken or missing ceiling tiles as necessary.
- Check repair and replace lighting for proper operation.
- Inspect property exteriors including sidewalks and parking lots, irrigation systems and landscaping.
- Make sure that doors and lock hardware operate properly.
- Monitor and maintain inventory of tools and supplies such as lamps, ballast, filters and other materials needed for efficient daily operation.
The qualified candidate will have at least a high school degree or equivalent and several years in related building maintenance experience. A valid Florida drivers’ license and personal vehicle is required. Good communication skills and an ability to work independently are needed. A knowledge of HVAC, plumbing and electrical systems is ideal.
