Our Porter is responsible for the appearance of the physical features of the community by performing tasks to maintain the amenities and grounds that maximize the overall curb appeal of the community.
They are an integral part of the team dedicated to ensuring the communities meet the quality standards set by Denton Floyd. The ideal candidate will be a team-player with a background in porter/janitorial services, groundskeeping and experience with maintenance and repair of mechanical, electrical systems and plumbing.

Responsibilities include (but not limited to):
Keep property, clubhouse, landscaping clean by inspecting property each morning and removing litter and debris and ensure all common areas and amenities are always neat and free of litter.
Keep common areas clean: -pick up trash, sweep floors, and empty all common area trash cans, etc. Clean and maintain refuse and storage areas.
Sweep blow and/or pressure wash breezeways, parking lots and common areas.
Keep storm drains free of debris.
Plant, prune, weed, seed or remove foliage, shrubs, trees or grasses or other grounds work, as requested.
Water flowers, plants and shrubs as needed.
Operates various mechanical or electrical equipment or garden tools.
Maintain painting of curbs and speed bumps.
Replace lightbulbs in common areas and breezeways as needed.
Replace all first-floor window screens upon request.
Complete minor and routine service requests as requested by the Property Manager.
Assist with apartment make-readies as requested-trash vacant units, caulk, check appliances and smoke detector, replace parts, etc.
Clean air conditioning vents and replace filter in all vacant apartments.
Install, move, and hook up appliances.
Replace air filters as scheduled for all occupied apartments.
Perform swimming pool maintenance/cleaning as needed.
Maintain accurate swimming pool chemical records, according to state and local requirements.
Maintain and clean the pool area -hose down area, pick up trash, straighten and wipe down furniture.
Perform light painting duties as directed.
Clean vacant apartments between residents.
Distributes notices and communications to residents, as necessary.
Demonstrates customer service skills by treating residents and others with respect, answering questions, and responding sensitively.
Perform other duties and projects as assigned by the Property Manager.
Timely reporting of any property damage or loss or work-related injuries.
Notify maintenance technicians of any needed repairs.
Follow Company policies and procedures.
Use electronic timekeeping to complete daily time sheet and to request paid time off with advance notice to Property Manager.

Qualities Desired in Successful Candidate:
Minimum of 2 years demonstrated experience with porter/janitorial or housekeeping services. 1 year groundskeeping preferred and 1 year maintenance and repair of mechanical, electrical systems and plumbing preferred.
CPO is a plus.
Excellent mechanical and electrical aptitude.
An exceptional eye for curb appeal.
Maintain a professional, courteous manner with all residents, vendors, contractors, team members and Property
Manager always.
Possess dynamic attitude, superior customer service, verbal communication, and follow up skills and help retain existing residents through great service.
Excellent interpersonal skills, attention to detail and strong organizational skills, especially in a fast-paced, deadline-oriented environment.
Ability to organize and prioritize numerous tasks, document progress, and complete them under time constraints.
Stable and consistent work history with excellent references.
Ability to work 40 hours and must be available to assist with after-hours emergencies as needed.
Valid driver's license, automobile insurance and reliable transportation is required.
High school education or equivalent is required.
Must be able to lift 50 lbs. and climb stairs on a regular basis.
Position requires frequent bending and/or stooping when removing debris and trash from property grounds and performing other groundskeeping and maintenance tasks. Also requires use of ladders and stepladders to access equipment and when assisting maintenance technicians with essential maintenance tasks.
The job operates both indoors and outdoors in residential settings.
Ability to perform a variety of duties in all types of weather.
Must be able to read, write, speak, and understand the English language.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals, short correspondence, and memos.
Must be knowledgeable and skilled in the safe use and maintenance of general cleaning equipment and tools included but not limited to: hand tools, power tools, mechanical equipment, paint equipment, ladders, cleaning chemicals, vacuums, blowers, hoses and measuring devices.
Ability to perform general porter/janitorial, groundskeeping and maintenance tasks without endangering themselves, residents, or other employees.
Must be able to pass drug screening and criminal background check.
