Denton Floyd Real Estate Group is expanding, and we are seeking a highly skilled Project Manager to join our team.

The Project Manager is responsible for overseeing all aspects of the construction of high density, multi-family residential and mixed-use projects. The position reports to the Project Executive. This position requires providing leadership to the project teams in order to meet or exceed project goals related to the design, construction and quality of the project. The Project Manager will be expected to maintain and adhere to project construction schedules, budgets, cost and quality control measures and safety practices. Additionally, the Project Manager is directly responsible for achieving project success by managing client relations, positive financial and administrative results while carefully following the company policies and procedures as well as our contractual obligations. The position is also responsible for oversight of third-party consultant, inspection and testing program requirements, quality control, safety, and assisting with the Pre-Construction process analyzing schematic and design development plans for constructability, logistics, staging, and schedule.
Responsibilities include:
- Generate the primary schedule and weekly updates. Prepare pay applications and all project close-out documents. Conduct owner and subcontractor meetings.
- Monitor the performance of the field operations, prepare subcontractor scopes of work, negotiate contracts and buyout, change order management.
- Manage safety and quality effort for the project, utilizing safety and QC resources appropriately.
- Project financial reports, including updated cost projections.
- Develop and maintain client relationships with the goal of repeat profitable business.
- Review project proposals or plans to determine time frame, financial objectives, and procedures for accomplishing work, staffing requirements, and allotment of available resources during various phases of the project.
- Establish work plan, budget and staffing for each phase of project and arrange for assignment of project personnel.
- Identify changes in scope or differing conditions and secure appropriate change orders for project cost and time.
- Utilizes Project Management System to: - Log-in and track Contracts & Purchase Orders. - Log-in, track and review shop drawings and submittals. - Log-in and receive Insurance Certificates. - Create and update Vendor and Subcontractor Contact Log. - Submit, track response and issue Requests for Information.
- Responsible for submitting for building permits, following up with any issues related to this.
- Tracks all plan revisions, and their submissions to municipalities.
- Facilitates the delivery all necessary manuals to the owner, consolidates project documentation and files.
- Facilitates obtaining the release of any bonds posted during construction by Denton Floyd or any subcontractor.
- Management and maintain digital documentation of the Project Closeout, securing all warrantees, guarantees, and processing change orders.
- All other duties as assigned.

Qualities Desired In Successful Candidate:
- Bachelor's degree in Construction Management, Engineering or experience equivalent.
- 4 years of experience as a Project Manager.
- Multifamily experience is arequired.
- Obtain and maintain current certifications for First Aid, CPR and OSHA 30.
- Ability to perform financial analysis; draft and understand contracts.
- Ability to manage a team, resolve disputes and foresee potential cost or schedule issues.
- Outstanding oral, written communication and interpersonal skills.
- Proficiency in Microsoft Office, Procore, OST, PlanSwift, Primavera (P6) is required.
- Bilingual (English/Spanish) is helpful, but not a requirement.
