Position Description
The Maintenance Technician oversees preventive and corrective maintenance at the Strobel Center, including offices, rental units, and landscaping. Responsibilities include responding to service requests, troubleshooting issues, and ensuring property functionality. This role also maintains the interior and exterior of residential facilities and manages unit turnover for new occupants.
Primary Duties and Responsibilities
Essential Functions
- Promote positive, proactive resident interactions that provide a highquality experience.
- Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Responsible for minor plumbing repairs including unclogging toilets and drains, repainting units and repairing cabinetry/furniture.
- Responsible for routine and preventative maintenance of water heaters and HVAC systems.
- Completes the “makeready” process to prepare vacant units for leasing and new moveins by completing the premoveout inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the Leasing Manager about reordering needs.
- Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
- Keep grounds, common areas, and amenities clean through trash removal, pressure washing, and general upkeep.
- Supports costcutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
- Complies with Depaul USA’s safety and riskmanagement policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
- Inspect contractor and vendor work to ensure quality and compliance.
Additional Tasks and Responsibilities
- Assists in daily groundskeeping duties, including sweeping, mopping, and cleaning common areas, hallways, stairwells, and sidewalks to maintain a clean and safe environment.
- Ensures proper trash disposal by emptying common area trash cans, replacing liners, and assisting with bulk trash removal and dumpster management.
- Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
- Performs other related Maintenance Technician job duties as required.
General Responsibilities
- Strive continuously to develop the role in collaboration with the supervisor to ensure that all tasks are being undertaken in an effective and appropriate manner, meeting the strategic goals and objectives of Depaul USA.
- Participate in internal/external meetings as required, attends training events, conferences, and other functions as necessary.
- Participate in regular supervision and annual evaluations, identifying his or her own developmental and training needs.
- Ensure adherence to all Depaul USA policies and procedures, particularly those relating to Health and Safety, Safeguarding and the Code of Practice and Confidentiality.

Qualifications
The ideal Maintenance Technician possesses a strong background in preventive and corrective maintenance, with expertise in carpentry, electrical systems, HVAC, plumbing, and general building repair. She/He is reliable, communicates effectively in English, and is flexible with work hours, including weekends and holidays. She/He also demonstrates a positive and proactive attitude when interacting with residents. The Maintenance Technician should have the following experience and attributes:
- An associate's degree from a technical college or certification as an Apartment Maintenance Technician is preferred.
- A high school diploma or equivalent with a minimum of six years of relevant experience is required.
- Required Knowledge of: Troubleshooting, maintenance and repair, related to carpentry, electrical and mechanical systems, HVAC, plumbing, and locksmithing; building and residential safety codes and regulations.
- Skilled in the use of power tools.
- Excellent communication skills in English, both written and verbal; multilingual abilities are a plus.
- Must be able to work oncall for afterhours emergencies, including weekends, holidays, and evenings as needed.
Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. Physical effort includes frequent walking, stooping, bending, reaching, standing, crawling, climbing, kneeling and sitting for long periods of time. At times may be required to use respiratory filtration and personal protection devices. Exposure to cleaning agents and chemicals.
Special Requirement
- Must possess a valid driver's license and comply with Depaul USA’s Motor Vehicle Policy during the course of employment. Additionally, occasional use of a personal vehicle may be necessary.
Work Schedule:
- Primarily inperson from Nashville, TN.
- MondayFriday, 7am 4pm CST, but schedule may need to be altered.
- Employees in this position may be required to work offshift hours and/or rotating standby service to address operational needs and emergencies as required.
