What are the responsibilities and job description for the Maintenance Supervisor position at DeRosa?
The Maintenance Supervisor is responsible for providing direct management and oversight of the maintenance operations for a specific individual or small group of properties at a site level. This position is responsible for the overall day-to-day operations of their assigned community including managing the team members, daily activities and resources of the property to achieve established budgeted financial and operational goals. The Maintenance Supervisor role supports and executes strategies directed by DEROSA LIVING leadership as related to property management operations to meet the current and future needs of DEROSA LIVING and its clients.
- High School Diploma Required.
- HVAC Certifications
- EPA and CPO licenses.
- Weekend and on-call availability.
- Ability to pass criminal background, credit and drug screenings.
- Must be able to walk, stand, climb ladders and stairs, kneel, squat, twist and bend for long periods of time with a lift capacity of 50 lbs.
- Access to and ability to provide a set of basic tools.
- 2 years in multifamily maintenance operations at a supervisor level to ideally include a variety of asset class experience (value-add, lease up, affordable, etc.)
- Reliable personal vehicle transportation and driver’s license with clean driving record
- to travel between local properties and for operational tasks to include off-hours and weekend work potential.
- Experience with property management software preferred (Yardi or equivalent) as well as proficiency in Microsoft office/Google docs.
- Exceptional communication and problem-solving skills to interact efficiently and effectively with owners, team members, vendors, residents and prospects.
Leadership

- Monitor, guide and effectively address all human relations needs of personnel to include hiring, performance deficits and/or excellence, annual evaluations, counseling statements and terminations, when necessary, in conjunction with the Community Manager.
- Manage a varied workload of on-going projects and individual team members through creative and self-propelled work practices to maximize daily achievement potential.
Property Management
- Grow the training program for new employees per company standards and goals, creating a supportive and enthusiastic environment that propels growth.
- Maintain operational compliance with local, state and federal guidelines for multifamily maintenance operations as well as industry expectations through regular audits and training.
- Supervise site team maintenance operations to ensure organization, efficiency, professional conduct and reputation management in all projects, work orders, unit turns and preventative maintenance needs.
- Serve as a primary point of contact for all site team members, residents, vendors and prospects.
- Maintain at least 50% of current rent ready units in a rent ready status.
- Effectively coordinate leasing efforts in conjunction with administrative staff to maintain occupancy and retention goals.
Asset Management
- Conduct monthly site inspections of asset interiors and exteriors., evaluating unit status, turns, risks/liabilities and potential ideas for new value-add projects.
- Complete and approve all turn units for rent ready status and adherence to DEROSA LIVING quality controls.
- Recommend and track major physical repairs, renovations, improvements or planned Capex projects.
- Serve as initial and primary channel for all maintenance related needs communication.
- Provide direct supervision to maintenance site team members for operational questions, management software assistance and overall multifamily industry guidelines and best practices.
- Actively identify and develop staffing pipeline for future acquisitions and team member growth.
- Maintain accurate and detailed inventory of all common area and in-unit appliances and major expenditures.
- Track and maintain all preventative maintenance work on a monthly basis in line with DEROSA LIVING guidelines.
- Maintain accurate and detailed renovations tracker in line with DEROSA LIVING guidelines.
Marketing Management
- Maintain market awareness of maintenance and construction trends and vendors.
- Grow resident retention and relations through positive resident interactions, strong curb appeal, beautification and proper maintenance of common areas and amenities.
Financial Compliance and planning
- Negotiate with vendors/contractors to achieve priority pricing and services.
- Review all maintenance payables for accuracy prior to submitting in a timely manner for payment.
- Complete purchase orders and pre-AP process as directed by Community Manager
- Assist in development of annual Operating and Capex budgets.
- Monitor asset financial goals with regard to NOI, AP, and Capex, etc. to meet performance expectations.
- Monitor and approval maintenance staffing needs to maintain goal alignment with DEROSA LIVING policy and procedures.
- Identify and implement new business opportunities for increasing revenue potential with vendors, suppliers and market evaluation.
Strategic Development
- Grow and maintain DEROSA LIVING’s visibility, representation and reputation in the multifamily industry through apartment association involvement, events and client relations / development as designated by the Director of Multifamily Operations.
- Assist in the identification and pursuit of new asset and client acquisitions.
