Land Development Field Superintendent

Reports to: Director of Land Development
Classification: Exempt

Position Overview:

The Land Development Field Superintendent is a field representative for land development operations that works directly with subcontractors, consultants, inspectors, and foremen on assigned projects. The Land Development Superintendent organizes the workflow and coordinates the various complex aspects of the land development process, maintains schedules, stormwater & safety compliance, and manages field activities to established contracts and budgets. This role manages the various aspects of the horizontal construction process and is responsible for providing accurate, credible, and useful information from the field in a timely manner to the Land Development team to help manage & drive business decisions.

Job Duties:         

  • Supervise and direct activities of horizontal construction on projects that are up to 50 miles from the division office.
  • Review, coordinate, and update project schedules.
  • Accountable for maintaining budgets and schedule adherence on assigned projects in accordance with legal and corporate guidelines and mandates.
  • Consults with engineers on design problems.
  • Reads and interprets plans and specifications.
  • Responsible for maintaining costs within the variances as set by department leaders.
  • Evaluates alternate methods of construction for cost efficiency and quality.
  • Implements workflow and priority of work process (scheduling and sequence of events).
  • Maintains project on schedule within the criteria as set out in departmental goals.
  • Verify vendor invoices and recommend payments of subcontractors and material suppliers by the accounting department.
  • Is responsible for enforcing safety and environmental measures.
  • Supervises quality control standards.
  • Acts as liaison between contractors, jurisdictional representatives, and others.
  • Is responsible for daily production reports and other records.
  • Implement checklists for inspections, quality control, and standard operating procedures.
  • Attend biweekly Land Development department meetings.
  • Assist with bid packages and contractor contracts for all new projects. 
  • Estimates materials and labor needed for the construction process, in consultation with others.
  • Ensure all SWPPP (Storm Water) deficiencies are resolved in a timely manner to comply with EPA regulations. 
  • Coordinates and recommends approval and payment of all municipality contracts and permit fees. 
  • Coordinate the Land Development/Homebuilder turnover process.
  • Obtain and complete jurisdictional punch lists for approvals.
  • Provide support for other Departments and Divisions in the direction of the Director of Land Development and/or the Land Development Manager.
  • Ensure you present yourself in a professional manner, while maintaining an insightful and enthusiastic team focused environment. 
  • Maintain positive communication channels to help the flow of information from department to department.  
  • Participate in training when needed. This includes learning product knowledge, procedural proficiencies, and computer software.
  • Adhere to departmental operating guidelines and View Homes’ Employee Manual.

  • Other tasks that may be assigned.

MINIMUM QUALIFICATIONS:  

EXPERIENCE: 3 years’ hands-on experience in these or related functions. 

EDUCATION: High school diploma or equivalent, applicable college degree preferred.

EEO/OSHA/ADA: Able to sit or stand for extended periods of time.  Able to navigate two flights of stairs without harm.  Able to lift to 50 pounds unaided. Able to manipulate and be proficient with PCs, and Windows applications; Microsoft Word, Excel, PowerPoint, etc., associated with contemporary computers. Able and willing to travel locally, as needed. Maintain a valid Driver’s License and insurance.
