Position Overview:
The Plans Reviewer/Estimator supports the Purchasing Department in all activities regarding floor plan design administration, facilitates the flow of all floor plan information from the Purchasing department to cross-functional departments, vendors and subcontractors, manages municipal permitting activity, bidding, estimating, analyzing data, addressing discrepancies and errors with PO’s, and provides/inputs quantity and cost estimates into the database.
It is imperative that the Plans Reviewer/Estimator maintain a mindset of continual improvement and work diligently to foster a culture of continual improvement within the team, department, and the company.

Job Duties:

Plans Review
- Participate in new plan development with architect.
- Design revisions for all current floor plans including exterior elevations, cross sections, floor and roof framing, interior and exterior elevation details, cabinetry, and special features.
- Maintain design guidelines.
- Review all outsourced plan designs and construction elements (including all interior and exterior detailing, MEP, structural framing, roof, and floor truss layouts).
- Manage digital filing for all current plans and content by plan series and sub-division requirements in the required software platforms.
- Provide all design and drafting production for any special project requirements.
- Manage plan review schedule with multiple plan review entities to ensure permit approval prior to projected start release.
- Implement and manage “plan mastering” with all municipal plan review departments.
- Manage plan revision splices specific to jurisdictional requirements.
- Provide all required plot plan and floor plan submittals for construction permit approval.
- Participate in required company meetings.
- Attend prototype walks with intent of notating and distributing changes with new product.
Estimating
- Assemble accurate and well-organized estimates and proposals in a timely manner for stipulated price, design-build, and construction/project management formatted projects.
- Provide clear and detailed quantity take-offs, estimates, and solicit bids.
- Understand contractual terms and conditions for scope of work.
- Maintain relationships with sub-contractors and clients.
- Conduct field validation inspections as required.
- Ensure site personnel are provided with proper documentation related to project.
- Provide and maintain unit pricing and database for material and labor costing.
- Formulate cost breakdown from estimates and for project progress.
- Actively participate in analysis of drawings and field work for value engineering opportunities.
- Ensure you present yourself in a professional manner, while maintaining an insightful and enthusiastic team focused environment.
- Maintain positive communication channels to help the flow of information from department to department.
- Perform other duties as assigned by the Director of Purchasing.

MINIMUM QUALIFICATIONS:
EXPERIENCE: A minimum of 2 years’ hands-on experience in Auto-Cad, Blue Beam, Revit, or related software and 2 years’ experience in construction industry.
EDUCATION: minimum 2 years college, professional or vocational training in this field, or exceptional direct experience.
EEO/OSHA/ADA: Able to sit or stand for extended periods of time. Able to navigate two flights of stairs without harm. Able to manipulate and be proficient with PCs, and Windows applications; Microsoft Word, Excel, PowerPoint, etc., associated with contemporary computers.
