Job Duties:
- Performs or assists in the maintenance and operational programs to ensure maximum life, reliability, and efficiency of all property mechanical systems, including plumbing, electrical and HVAC including auxiliary equipment.
- Performs or assists in the building's maintenance, including restroom repair, door, ceiling and floor repair, structure repair, tenant comfort, painting, grounds, and other tasks as necessary to maintain the properties in peak operation conditions.
- Assist with the maintenance all infrastructure and compliance documentation for the building including up-to-date drawing and single lines as well as documentation mandated for the purpose of maintain regulatory compliance with Federal, State or Local Law
- Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment. Implement, administer, and manage safety training program
- Ensure timely communication of any accidents or injuries at the sites
- Tests, keep records and maintains emergency equipment in good working order
- Assist in the evaluation, recommendation, and monitoring of mechanical contractors
- Purchases parts and supplies according to company policy and approved budget guidelines
- Performs inventory on a regular basis to control appropriate parts stocking levels and accurate and timely records or receipts and issues
- Follows tenant client instruction and ensures building integrity
- Maintains ethical, professional, and courteous relations with contractors
- Acts as a team member with all employees of the management staff
- Maintains and keeps CMMS system current and closes all tickets in a timely manner with proper documentation and appropriate notes on the work performed
- Manage and document daily field operational issues
- Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operations of the building’s infrastructure
- Responsible for alerting management of building discrepancies
- Identify energy savings opportunities at facilities including system and operational changes that can decrease the property’s energy consumption
- Must be able to independently plan work assignments, perform duties with a minimum of direct supervision, and assist as a helper in other trades
- Read and understand manuals, safety rules, instructions in the use and maintenance of shop tools and equipment, and methods and procedures in mechanical drawing and layout work
- Interpret a variety of instructions furnished in written, oral, diagrammatic or schedule form. Self-starter with strong interpersonal skills and a positive attitude

Required Qualifications:
- High School Diploma or GED
- 2 Year of Facilities Maintenance experience
Preferred Qualifications:
- Experience in commercial HVAC service maintenance and repairs
- Experience with heat pumps, including break/fix
- 2 years of client facing experience
- Ability to lift items 50 pounds
- Ability to work weekends and or extended hours
- Able to climb ladders to adjust airflow and make inspections above ceiling
- Ability to perform inspections while on hands and knees for inaccessible areas
- Proficiency in Microsoft Suites
