The Closing Specialist is responsible for coordinating and managing the real estate closing process for all Detroit Land Bank Authority (DLBA) programs, including Auctions, Own It Now, Demo Pulls, Bridging Neighborhoods, Marketing, Community Partners, Economic Development, Occupied Non-Profit, Buy-Back, Rehabbed & Ready, and In-House closings. This role ensures all closing documents are accurate, compliant, and timely while maintaining effective communication with all parties involved.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Closing Coordination : Contact customers to schedule real estate closings for all DLBA programs. Coordinate scheduled closings with DLBA's title partners and other relevant stakeholders. Prepare closing documents, review conditions and terms, and ensure all parties are aligned for a seamless closing experience.Customer Follow-up : Track and follow up with buyers who become non-responsive or are delayed in closing. Assist with resolving any conflicts or issues that may arise during the closing process to avoid delays.Document Review & Compliance : Analyze purchaser documents, Sales Force entries, and all related information to ensure accuracy, completion, and compliance with program rules and company policies. Work with various internal departments and external organizations to gather closing-related documentation and obtain necessary information for completing the closing process.Pipeline Management : Manage an assigned pipeline of DLBA buyers, ensuring that each transaction moves smoothly through the closing process. Submit default letters to purchasers who become non-compliant or decline to move forward with closing.Communication & Collaboration : Maintain effective communication with all parties involved in the closing transaction (buyers, title companies, internal teams, etc.). Resolve any outstanding issues or discrepancies in collaboration with title partners, buyers, and internal departments.Compliance & Reporting : Ensure all closings adhere to DLBA's guidelines, including program-specific rules and regulatory compliance. Provide regular updates and reports on the status of assigned closings and buyers in the pipeline.Notarization of Closing Documents : Notarize real estate closing documents for DLBA programs to ensure legal compliance and document authenticity. Provide notarization services as needed for internal DLBA departments.QUALIFICATIONS
Strong organizational and time management skillsExcellent communication and customer service skillsExperience in real estate transactions, title, or escrow processes is preferredAttention to detail and ability to review complex documents for accuracy and complianceProficiency in Salesforce or similar CRM softwareProblem-solving skills and ability to manage multiple tasks simultaneouslyFamiliarity with DLBA programs and operations is a plusKeep an active notary license and ensure it remains in good standingBENEFITS & PERKS
