What are the responsibilities and job description for the Senior Construction Manager and Project Estimator position at Development Consultants Inc.?
Dynamic, well established private development company focused on ground up medical, retail, restaurant and flex projects, in Northern Florida. Approximately $25-50 million annual development and construction volume. Co-development of a construction technology platform to help automate construction cost estimation.
Position Overview:The Position would entail ground up construction processes, including Architectural, and Civil, MEP and Structural plans coordination, project cost estimating, bidding, or fixed price negotiation, with selected General Contractor, Management of the General Contractor and select sub-contractors through the build process, along with verification of costs and management of change order processes, to project close out.
Additional duties will be a key role in development of a construction management platform centered on cost verification, and scope of work changes in the construction process.
Construction Management:
- Lead and manage construction projects from initiation to completion.
- Oversee day-to-day General Contractors on site operations and ensure that construction activities align with project specifications
- Develop and ensure GCs maintain project schedules, monitor progress, and resolve any issues or delays.
- Coordinate with subcontractors, vendors, architects, engineers, and other stakeholders to ensure smooth project execution.
- Conduct regular site inspections and ensure quality control and compliance construction documents and safety protocols.
- Ensure proper documentation of project-related information, including contracts, change orders, and project reports.
Cost Estimating:
- Prepare accurate and detailed cost estimates for materials, labor, equipment, and other project-related expenses.
- Evaluate construction documents, specifications, and other project documents to determine project requirements and associated costs.
- Collaborate with architects, engineers, and contractors to refine project scope and identify cost-saving opportunities.
- Develop, and coordinate standardized bid and contracting processes for preferred general contractors. and submit bids for prospective projects,
- Review project plans and specifications to identify potential risks or cost overruns, errors and omission and develop mitigation, and value engineering strategies.
Project Budgeting and Financial Management:
- Develop construction budgets, and timelines, ensuring that costs are kept within established parameters.
- Inspect and confirm GC’s AIA Payment Request Application.
- Identify and address any budget discrepancies or unforeseen costs, proposing solutions as necessary.
- Track change orders and variations, ensuring that they are reflected in updated budgets.
Risk Management and Problem-Solving:
- Identify potential risks during the construction phase and develop strategies to mitigate them.
- Resolve conflicts or disputes between contractors, developer, and other stakeholders in a professional manner.
- Act proactively to address any technical or operational issues that arise during the project.
Strong proficiency in cost estimating software (e.g., ProEst, Buildertrend, Sage Estimating) and construction project management tools (e.g., Procore, Buildertrend, Microsoft Project), and management of change order process are a must.
Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field (preferred).
Minimum of 5-10 years of experience (depending on Software and Platform proficiency) in construction management and/or estimating, with a proven track record of successfully managing projects.
Experience in commercial construction (multi-family residential is a plus).
