Job Overview
Under general direction of the Assistant Vice President, Concessions, manages leased concession locations and compliance program ensuring contract compliance and tracks concession policy and compliance criteria, sales & compliance performance, and analysis. Effectively collaborates with other Managers within Department, builds business partnerships, and develops and implements new revenue strategies to improve performance and expand Airport Concession opportunities in consumer services such as food and beverage, retail, advertising, vending, telecommunications, and other passenger service-related businesses or services including rental cars and convenience stores.
What you will be doing:
Acts as the Board liaison in the negotiation of concession leases and business agreements with tenants, concessionaires, and other service providers. Performs complex administrative work such as securing legal approval of contracts and leases, monitoring of the department budget, preparation of cash flows, and supervision and appraisal of staff.
Participates in the development, implementation, and management of a comprehensive economic plan for maximizing non-aviation revenues and compliance program plan that aligns with Board initiatives.
Reviews short- and long-range plans of airport tenants to determine financial/market position and makes recommendations to ensure their continued success; reports conclusions from the review to the Assistant Vice President for use in formulating a long-term business strategy.
Reviews current space planning, space design and future Airport development plans to determine optimum use of space available for concessions. Analyzes trends in the marketplace in retail, food & beverages, advertising, sponsorships, and passenger services and identifies new opportunities for concession revenue.
Reviews, approves, and makes recommendations on design and construction plans for area of assignment, and works with tenant from selection through the construction, build out, and opening of space or installation of services.
Acts as ombudsman to address tenant/concessionaire concerns and maintains positive business relations between the Board, Board departments, Airlines, local government agencies, and providers of services at the Airport.
Conducts periodic business reviews with concessionaires.
Develops and edits numerous concessions-related leases and permits ranging in term from 1-month to 10 years. Works with other Airport departments, such as Legal, Risk Management, and Business Diversity Development to ensure proper language for agreements.
Selects, trains, supervises, leads, motivates, and evaluates personnel; writes and implements new procedures for concessionaires and concessions staff.
Writes and issues Request for Proposals and Request for Qualifications for new opportunities. Oversees selection process for new concessionaires and implementation of contracts. Negotiates lease terms with new concessions tenants; reviews leases and contracts with airport tenants/concessionaires to ensure compliance with terms and conditions expressed therein and conducts periodic business reviews with concessionaires.
Research relevant markets and financial trends to forecast future business activity, prepares analysis of sales trends at the Airport and in the industry, and develops recommendations for the Assistant Vice President to review.
Prepares or manages the preparation of management information reports detailing business activity including the Concession Policy criteria. Administers concessions customer service and employee engagement initiatives, such as customer mystery shops, recognition, and employee rewards.
Performs other related duties as assigned.
What you need:
Bachelor's degree in business administration, marketing, retail management, hospitality, or a related field.
Five (5) or more years experience in one of the following fields:
Retail/Lease Management
Food and Beverage Lease Management
Concession Management
Advertising/Sponsorship
Hotel Operations
Airport Administration/Terminal Management
Mall Management
Commercial Property Management
Two (2) years supervisory experience.
Any equivalent combination of education and/or experience may be substituted for the above.
Possession of a valid Class C driver's license.
Knowledge of contracts, purchase orders, volume discounting and warehouse utilization and cost controls.
Ability to display a general understanding of construction drawings to make recommendations to ensure the success of tenants, concessionaires, and other service providers.
Knowledge of retail marketing, advertising, management and administration, food service sanitation, telecommunications industry, and/or the principles of concession management.
Knowledge of advertising and sponsorship industry trends and multiple media opportunities and their effect on advertising sales.
Knowledge of the communication industry, both Internet and cellular, and how mergers and new technologies within the industry affects the customer and the Airport.
Skill in using a personal computer, including spreadsheet, word processing and presentation software.
Proficient in Microsoft Excel, Word, and PowerPoint.
Ability to read, understand, interpret, and explain financial reports, balance sheets, legal documents, rules and regulations.
Ability to understand political sensitivities of statistical information and share information in a manner that maintains positive business relations between the Board and stakeholders.
Ability to analyze and make recommendations in the area of concessions.
Ability to communicate clearly and effectively in written and spoken English at all levels inside and outside the organization.
Ability to maintain effective and harmonious internal and external working relationships and optimize resources available.
Ability to prepare and present clear and concise oral and written reports.
Ability to plan, schedule, coordinate and supervise the work of others.
Ability to establish and maintain effective working relationships within the organization.
Ability to display diplomacy and political savvy when dealing with the Airport Board, Concessionaires, other Airports, and various departments within the Airport.
