Job Summary:
The Part-Time Maintenance Coordinator is responsible for overseeing the maintenance and upkeep of the assisted living facility, ensuring a safe, comfortable, and functional environment for residents, staff, and visitors. This role involves performing minor repairs, coordinating with vendors for specialized maintenance needs, and ensuring compliance with safety and health regulations.
Key Responsibilities:Facility Maintenance & Repairs:
• Perform routine maintenance and minor repairs on electrical, plumbing, HVAC, and other facility systems.
• Address work orders submitted by staff and residents in a timely manner.
• Conduct regular inspections of the building, grounds, and equipment to identify potential issues.
• Maintain cleanliness and functionality of common areas, including lighting, doors, furniture, and safety equipment.
Vendor Coordination & Compliance:
• Schedule and oversee maintenance contractors for specialized repairs (e.g., plumbing, electrical, HVAC).
• Ensure maintenance work complies with local health, safety, and building codes.
• Monitor and maintain records of facility maintenance and safety inspections.
Safety & Emergency Preparedness:
• Ensure all safety equipment (e.g., fire extinguishers, emergency lighting, alarms) is regularly inspected and functional.
• Assist with emergency preparedness procedures, including generator checks and evacuation drills.
• Respond promptly to urgent maintenance requests, including after-hours emergencies if needed.
Inventory & Supplies Management:
• Maintain an inventory of maintenance supplies and equipment, ordering replacements as needed.
• Ensure proper storage and handling of maintenance tools and hazardous materials.
Qualifications & Skills:
• Previous experience in facility maintenance, building operations, or a related field.
• Basic knowledge of plumbing, electrical, HVAC, and general repairs.
• Strong troubleshooting and problem-solving skills.
• Ability to work independently and prioritize tasks efficiently.
• Good communication skills and a customer-service-oriented approach when assisting residents and staff.
• Familiarity with OSHA, ADA, and fire safety regulations is a plus.
• Must be able to lift up to 50 lbs and perform physical tasks such as climbing ladders and bending.
Preferred Qualifications:
• Experience in a healthcare or assisted living setting is a plus.
• Certification in HVAC, plumbing, or electrical work is desirable but not required.
