As a Superintendent, you will be responsible for managing and overseeing the field operations for large-scale ground-up multifamily construction projects. You will ensure that the project is completed safely, on schedule, and within budget, while maintaining the highest standards of quality. This role requires a strong understanding of multifamily construction processes, from site preparation and foundation work to the final building finishes. The ideal candidate will have experience managing teams, coordinating subcontractors, and working closely with project managers to deliver successful multifamily residential projects.

Key Responsibilities:

  • Project Oversight: Oversee the day-to-day construction activities for ground-up multifamily projects, including site preparation, foundation, structure, MEP (mechanical, electrical, plumbing) installation, and final finishes. Ensure work is progressing according to project plans and timelines.
  • Team Management: Supervise and direct subcontractors, suppliers, and on-site construction teams. Provide leadership, training, and motivation to ensure high levels of performance and collaboration. Resolve conflicts and performance issues as they arise.
  • Quality Control: Ensure all work is performed according to project specifications, building codes, and company quality standards. Conduct frequent site inspections to monitor progress and workmanship. Identify and address any quality issues promptly.
  • Scheduling & Coordination: Develop and manage the project schedule, ensuring that all trades are coordinated and the project stays on track. Monitor the construction timeline, anticipate delays, and take proactive steps to mitigate risks and maintain project momentum.
  • Safety Management: Enforce safety protocols and ensure that all work is performed in compliance with OSHA regulations. Conduct regular safety meetings, safety inspections, and ensure that the worksite remains a safe environment for all personnel.
  • Budget & Cost Control: Assist the project manager in tracking project costs and ensuring that the project stays within budget. Monitor labor, materials, and equipment usage to avoid unnecessary costs and report any variances to the project team.
  • Client & Stakeholder Communication: Serve as the primary point of contact for the project team, subcontractors, vendors, and clients. Provide regular updates on project status, issues, and milestones. Foster positive relationships with all stakeholders to ensure project success.
  • Problem Solving: Proactively identify potential issues or delays and take immediate corrective actions. Work with the project manager to address challenges and adjust schedules or strategies as necessary.
  • Inspection & Punch List: Ensure that all phases of construction are properly inspected, and that any deficiencies are documented and corrected before final handover. Oversee the punch list process, ensuring that all final work is completed to the client’s satisfaction.


Requirements:

  • Experience: Minimum of 2-7 years of experience in construction, with a focus on ground-up multifamily residential projects. Experience with mid- to large-scale apartment complexes, condominiums, or mixed-use developments is highly preferred.
  • Knowledge: Strong understanding of multifamily construction processes, including site development, foundation work, structural framing, MEP systems, exterior finishes, and interior build-out. Knowledge of building codes, zoning regulations, and industry standards specific to multifamily construction.
  • Leadership: Proven leadership skills, with experience managing and motivating subcontractors, vendors, and on-site construction teams. Ability to make quick decisions, resolve conflicts, and maintain high levels of productivity and morale.
  • Skills: Familiarity with construction management software (e.g., Procore, Buildertrend, MS Project) and scheduling tools. Strong organizational and communication skills are essential.
  • Education: A degree in Construction Management, Civil Engineering, or a related field is preferred, though extensive hands-on experience will also be considered.
  • Certifications: OSHA 30-Hour Certification required; additional certifications such as First Aid/CPR, LEED, or similar are a plus.
  • Attention to Detail: Ability to focus on the fine details of construction to ensure high-quality workmanship and adherence to the design and specifications.
  • Problem-Solving: Strong ability to identify issues early and develop solutions to keep the project on schedule and within budget.

  • You have an IT background
  • You do not have multi family construction experience
  • You have not worked as a Superintendent or in the construction industry
  • You require sponsorship

Salary : $100 - $165
