What are the responsibilities and job description for the Apartment Maintenance Technician position at Diamond Property Management LLC?
Job Summary: It is necessary to keep every property in its proper health and state. Maintenance Technician's will work closely with the on-site manager to provide the maintenance necessary to ensure that the property is being kept up to Diamond Property Management standards. We are looking for a canidate with repair skills that include minor plumbing, electrical and structural repairs to help maintain our Antigo & Wausau apartment complexes.
Job Duties:
- Complete work order requests in a timely & effective manner.
- Make vacant units rent ready in a timely & effective manner.
- Remove snow from walkways in the winter using blowers and shovels.
- Perform general preventative maintenance, repairs, grounds & overall upkeep.
- Handle a variety of facility maintenance requirements, tasks and procedures.
- Perform daily maintenance of all common areas.
- Develop and monitor the required inventory system.
- Complete regular inspections as requested by the city, state, and the corporate office.
- Work with vendors in areas where work cannot be personally completed.
- Complete regular inspections as directed by the corporate office or local agencies.
- Respond to emergency maintenance issues that may arise.
- Work under the direction of both the Property Manager and the Regional Manager.
Additional Responsibilities:
- Additional duties, as may be assigned, to insure that the property is properly maintained.
- Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
Job Qualifications:
- Related skills and experience in maintaining an apartment complex: HVAC, electrical, plumbing, painting, etc., good interpersonal skills, time management, and organization.
Work Hours:
- 40 hours per week. Weekends and after hours as circumstances and emergencies warrant.
Equipment/Machinery/Tools:
An Employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:
- Hand Tools: Various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc.
- Power Tools: Wrenches, grinders, sanders, drills, saws, etc.
- User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.
- Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand power augers, etc.
- Measuring Devices: Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
