Position Summary
The Disclosure Specialist is responsible for preparing, reviewing, and delivering accurate and timely loan disclosures in compliance with regulatory guidelines, including the TILA-RESPA Integrated Disclosure (TRID) Rule. This role ensures all disclosures are sent and received within required timeframes, maintains compliance with federal and state laws, and collaborates with loan officers and processors to ensure a seamless borrower experience.
Key Responsibilities
- Prepare, review, and issue initial loan disclosures, re-disclosures, and closing disclosures in compliance with TRID, RESPA, and TILA regulations.
- Verify loan terms, fees, and program accuracy before sending disclosures.
- Monitor disclosure timelines to ensure regulatory compliance and avoid tolerance violations.
- Work closely with Loan Officers, Processors, and Underwriters to facilitate necessary corrections and updates.
- Stay updated on regulatory changes and ensure company processes align with the latest guidelines.
- Maintain documentation and compliance records in the Loan Origination System (LOS) – Arive.
- Communicate with borrowers when necessary to clarify disclosure documents.
- Assist with quality control audits and regulatory reporting as needed.
Qualifications & Skills
- Experience: Minimum 2 years of experience in mortgage disclosures, compliance, or loan processing.
- Knowledge of Mortgage Regulations: Strong understanding of TRID, RESPA, TILA, and other lending laws.
- Software Proficiency: Experience with Loan Origination Systems (Arive preferred), document preparation software, and compliance tools.
- Attention to Detail: Ability to review loan documents meticulously and identify inconsistencies.
- Communication Skills: Strong verbal and written communication to collaborate with internal teams and borrowers.
- Organizational Skills: Ability to manage multiple disclosure timelines efficiently.
Preferred Qualifications
- Experience with correspondent lending operations.
- Familiarity with United Wholesale Mortgage (UWM) and other wholesale lenders' compliance requirements.
- Knowledge of First Funding or similar warehouse lending platforms.
- Experience working in a fast-paced lending environment.
Job Type: Full-time
Pay: $21.00 - $24.00 per hour
