Dietz Property Group is looking to hire a full-time Floating Community Director out of our home office in Troy, MI.

OVERVIEW:
The Floating Community Director (FCD) is a dynamic and flexible position designed to provide support across multiple properties in various roles, including Community Director, Assistant Community Director, or Leasing Consultant. The FCD ensures operational consistency and excellence while meeting the unique needs of each community they assist.
Overview:
- Adapt to and fulfill the responsibilities of Community Director, Assistant Community Director, or Leasing Consultant roles as assigned by the Regional Vice President.
- Collaborate with the Regional Manager of assigned properties to assess and monitor staff needs, providing guidance and ensuring completion of assigned duties.
- Perform property inspections and oversee follow-up tasks to maintain operational standards.
- Deliver professional and consistent service to residents, contributing to occupancy and retention goals.
- Assist in organizing and implementing onsite social events to enhance resident satisfaction.
- Monitor and support financial operations at each property, ensuring alignment with budgetary goals.
- Collaborate with onsite teams to analyze financial data and recommend adjustments.
- Oversee or assist with property marketing strategies to drive occupancy and meet leasing goals.
- Support leasing teams during high-demand periods, ensuring prospective residents have a seamless experience.
- Work with maintenance teams to ensure timely and high-quality completion of work orders and inspections.
- Foster a "teamwork" atmosphere across all properties.
- Provide training and mentoring to onsite teams to enhance performance and morale.
ESSENTIAL SKILLS: The successful candidate for this position will have, at minimum, the following skills, experience, and characteristics:
- Adaptability: Ability to quickly learn and integrate into diverse property operations and team cultures.
- Communication: Strong verbal and written communication skills to engage effectively with residents, teams, and vendors.
- Problem-Solving: Proficiency in analyzing situations and implementing creative solutions.
- Leadership: Demonstrated ability to guide and support teams in various capacities.

THE SUCCESSFUL CANDIDATE WILL HAVE: Commitment to the Company's Core Values. Minimum of 3 years in multifamily property management, with at least 2 years in supervisory roles. Proficiency with property management software (e.g., Yardi, RealPage, MRI, Knock). Flexible schedule with availability to work weekends or extended hours as needed. Valid driver's license and willingness to travel between properties.
WORK ENVIRONMENT/PHYSICAL DEMANDS:
Regular travel is required, with up to 80% of the time spent traveling between properties. Overnight travel by land and/or air may be necessary to support properties in other regions. Reliable transportation is essential, with mileage reimbursement provided as per company policy. This job may require you to lift up to 20 pounds, such as computer or printer equipment, files, etc. This position works within an office environment and will mainly be sitting at a desk and regularly utilizing a computer/keyboard and phone.
WORK SCHEDULE:
This is a full-time Floating Community Director position for which the hours vary depending on the property needs but mostly is an M-F 9 to 6.
