The Project Managers position is responsible for providing the established sales volume as assigned by the company in a manner that meets or exceeds divisional objectives. This position is responsible for estimating projects received from intakes and or personal solicitation. It is the Project Managers responsibility to sell projects and work closely with the Business Development Coordinator. The Project Manager is the leader of the team. They are essentially the CEO of this business unit. The Project Manager is responsible for utilizing the resources of the team to assure that all projects are completed on-time and on-budget as well as the customers satisfaction with the project.
Essential Duties & Responsibilities :
- Sales and Marketing Responsibilities :
Undertaking daily marketing activities in order to promote the company and maintain a steady supply of new work
Provide Business Development Coordinator with contacts, clients, and leads to market for future businessMeeting adjusters on jobs
Delivering estimates and final billingsSports / Golf outingsLunchesIndustry meetingsProject Estimating and SalesProvide timely estimates on all new jobs per the following guidelines :
24 hours on all jobs under $15,000
48 hours on all jobs between $15,000 and $25,00072 hours on all jobs over $25,00024 hours of completion on all emergency service billingsComplete final invoices within 24 hours of project completionMaintain all sales and production reportsAssure all key dates are details are updated in the Solitaire data base.Production management responsibilitiesReview and approve all project schedules and budgetsProvide expected rough budget to the project superintendentReview job costing weekly to assure that the jobs are proceeding as expectedVisit job sites as often as necessary to assure that they are proceeding as expectedMeet with the Superintendent and / or Coordinator daily to run down status of each job and assure they are being addressed appropriately.Make sure Superintendent is out of the office visiting the jobsites.Assure Coordinator is reviewing job costing dailyMake routine calls to customer to assure they are pleased with the job progress and answer any questions.Ensure all jobs are completed in a timely manner
Special attention to completion of the final details for project completion
Maintain file notes for all customer communication and update the Solitaire system as necessaryReview purchase orders and time cards to assure they are correct and within budget constraintsAssist Superintendent with pricing Change OrdersComplete all open items and supplements and turn these into the adjuster in a timely mannerWeekly meeting with the Team to :Review all working jobs
Review all pending jobs that will be coming into production within the next two weeksAssure that all progress payments are made on time.Make sure that the Team Coordinator is contacting the customer / adjuster (as each file determines) at least 10 days prior to the next payment due date to assure that all payments have time to be processed.Fulfill Production Manager responsibilities on some projectsUnderstand the language, procedures, and documentation requirements for each insurance company and government agency Ream Construction, Inc. works with to meet their specifications on all projects.Understand legal implications of construction sales and production activitiesThe ability to speak and motivate individuals and groups is requiredMust be able to respond after normal business hoursPrepare estimates as per plans and or specifications when availableGenerate and have contracts for work signed prior to any work commencingReview final project file before turning over to Accounts Receivables for final billingConduct all communication with customers, agencies and employees in a professional manner and update communications in Solitaire on a daily basis.Post Production Responsibilities :
Contact all customers to assure that they are pleased with their projectAssure that all invoices are prepared and processed quicklyCollect any outstanding paymentsReview project profitabilityHold a project debriefing to discuss how the project was handled and what should have been done differentlySupervisory Responsibilities :
Ability to direct and convey authority to all personnel in division including office staffAdminister disciplinary actions when necessaryFoster cooperative relationships within the companyApprove all hiring and firing decisions for their TeamAssure that all performance appraisals are held on scheduleAssure that all labor and safety laws are followedYou are accountable for the performance of the entire production team. Assure they are efficient and effectiveDisplay sound leadership ability, including the ability to motivate others to achieve common divisional goalsQualifications :
Must adhere to high ethical standards at all timesMust have exceptional organization skills to handle multiple and competing prioritiesMust have computer software proficiency including Windows, MS Office, Outlook, Xactimate, Diamond, and SolitaireExhibit strong problem solving ability, including the ability to propose and implement innovative sales standards and practicesPhysical Demands :
Lift in excess of 50 poundsBend and reach, including agility to climb ladders and scaffoldingAble to walk up and down stairs with equipment or toolsSuccessfully complete respiratory exam if neededVision correctable to 20 / 40Requirements :
