Job Summary
This position is responsible for supervising and managing the overall Plant Operations function for their assigned community. The position has oversight of housekeeping, maintenance, repair, and upkeep activities of assigned managed community(ies) and has oversight of all communications between the community, the Vice President of Plant Operations, community teams, the management company and others on Plant Operations activities. The position is a Specialist which requires the role to travel to communities in throughout the Southern United States to cover when the Director, Plant Operations role is vacant, and other duties as assigned by the Vice President of Plant Operations.
Essential Functions
- Develops and builds a substantive preventative maintenance program designed to keep all equipment in good working order. This includes the HVAC system, fire alarm system, emergency call system, generator, kitchen equipment, irrigation system, sprinkler system, and outside walk ways. Ensures assigned communities are following the PMP.
- Conducts quarterly walk-throughs to identify areas of concern and those needing attention. Contracts with engineering contractors and vendors, making sure insurance and licenses are current.
- Reviews and ensures work orders are prioritized according to management company standards and resident need and determines the appropriate resources necessary to respond to each work order.
- Manages and coordinates compliance with local, state and federal building codes, SDS, OSHA, EPA regulations, and fire codes.
- Responsible for interviewing, screening, checking references, hiring, evaluating, coaching, and terminating all staff within the Plant Operations and Housekeeping Departments. Responsible for quality of work of housekeepers and other personnel in Plant Operations for assigned Region.
- Schedules and monitors all staff labor within the budget of the building.
- Reviews all apartments when a resident moves out and determines what needs to be done to make it ready for a new resident. Directs Plant Operations and / or housekeeping staff, as appropriate, to ensure apartment is move-in ready, using appropriate checklists and tools.
- Ensures the outside of the property is maintained, and directs landscaping, snow removal, and garbage / trash removal by staff and / or contractors as appropriate for all communities under purview.
- Maintains inventory control for all general supplies, parts and equipment for necessary repairs and maintenance. Maintains all required engineering files.
- Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem. Works within the legal scope of local and state codes.
- Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions. Implements policies and procedures for staff related to such precautions.
- Assesses property damage and files property damage claims in accordance with company policy.
- Ensures assigned communities are responding appropriately to resident or community emergencies by assisting as needed.
- Maintains office, shops, and mechanical areas within company standards.
- Develop and implement safety policies and procedures.
- Fosters teamwork with co-workers, shows initiative in overcoming obstacles, takes actions which assists others beyond job responsibilities, and has a positive impact on co-workers, residents, and visitors.

Education and Experience
High School Diploma or equivalent required. Associate or Bachelor's Degree strongly preferred in Business or a field related to the position. Must have proven management experience and ability to manage staff. Minimum three years' experience as maintenance / plant operations staff preferred. Experience with Microsoft Word and Excel preferred.
Certifications, Licenses, and other Special Requirements
Valid State Driver's License required for vehicle travel, as needed. Must meet all health requirements, including TB. Must pass criminal background check. Must have compassion for and desire to work with the elderly.

Able to work well under pressure, resolve conflicts, prioritize tasks, and follow through with ideas. Strong working knowledge of employment laws and company regulations. Able to paint, vacuum, climb into attics, and perform work off a ladder.
