The Project Manager/Estimator will manage all communication between DLI’s facilities team, administrative team, customers, and subcontractors. This position will involve starting from the initial customer request through the submission of the proposal. This position will estimate and determine the overall costs of each project with the support and oversight of management. This person will create a complete estimate with all the needed materials and labor costs to provide an estimated amount necessary to complete the client’s project. This position works closely with in-house technicians, project coordinators, subcontractors, and vendors to calculate costs.

After customer approval, this position is responsible for the project oversight/management to complete the work to the customer’s satisfaction. These projects include all trade work including but not limited to plumbing, electrical, carpentry, heating and cooling, exterior repairs, roofing repairs, asphalt & concrete patching, flooring, and other building construction. Knowledge of all trades/scopes is required. Professional, prompt, and courteous communication is always required to keep all parties up to speed. This role must ensure a positive response and good communication to the concerns and needs of DLI Commercial’s customers.

KEY RESPONSIBILITIES:

Estimator Role

Project Analysis:

· Review and interpret project plans, specifications, and other documentation to prepare comprehensive cost estimates.

· Analyze construction drawings and technical documents to understand project scope and requirements.

Cost Estimation:

· Calculate labor, material, and time requirements by studying proposals, blueprints, and other technical documents.

· Obtain and review offers and quotes by subcontractors or vendors.

· Prepare detailed cost estimates for materials, labor, equipment, and subcontractor work.

Bid Preparation:

· Compile and submit tender documents and proposals.

· Participate in bid review meetings and adjust estimates as necessary.

· Develop and maintain relationships with suppliers, subcontractors, and clients to ensure competitive pricing.

Project Coordination:

· Work closely with project managers, engineers, architects, and clients to ensure alignment on project goals and estimates.

· Update and maintain records of project costs and communicate regularly with stakeholders to ensure estimates are accurate and reflect any changes.

Risk Management:

· Identify potential risks and opportunities associated with estimates and project execution.

· Provide recommendations for mitigating risks and optimizing project costs.

Project Manager Duties

  • Primary point of contact for customer.
  • Delegate tasks to other team members to aid in providing timely proposals and timely completion of work orders
  • Managing multiple smaller construction projects at the same time
  • Coordinate efforts of project coordinators, subcontractors and in house technicians
  • Oversee daily project activities, ensuring adherence to deadlines and schedules
  • Evaluate subcontractor proposal to ensure that the project scope of work is fully captured
  • Resolve cost differences by analyzing and collecting info
  • Develop complete bids for projects
  • Ensure state, local and federal safety and environmental requirements are met
  • Manage project budgets, schedules, cost controls and provide finance reporting
  • Communicate project progress and updates, keep management informed
  • Manage direct reports and ensure proper performance on their associated projects
  • Follow existing (or establish new) internal procedures for the lifecycle of a project - from bidding, through job kickoff, billing, change orders and closeout
  • Communicate effectively with back office for billing and new subcontractor setups
  • Assess completed projects and report on results

REQUIRED EXPERIENCE / EDUCATION:

  • 10 years’ experience in commercial construction or facilities maintenance
  • Estimating experience
  • 5 years of project construction management experience is required

  • Self-motivated and proactive
  • Perform Take-offs and Takeoff verifications based on project drawings.
  • Provide Budgetary numbers based on known variables
  • Critical thinking ability and willingness to make decisions and take action
  • Able to deal with numerous concurrent projects, juggling various responsibilities
  • Adapt quickly to changing environments
  • Competent user of general office software, Gmail and Google Docs specifically

ADDITIONAL ELIGIBILITY QUALIFICATIONS:

  • Possess and maintain a valid driver’s license and good driving record with periodic checks (required)
  • Ability to read and understand constructions specifications, details, and blueprints
  • Skilled in Building Management Systems maintenance, with technical, vocational or on-the-job training
  • May be required to work extended periods of time without relief when responding to priority/emergency situations
  • May be required to pass various background / fingerprint checks in order to perform work for specific clients
  • Comply with DLI Commercial Uniform Dress Code while working and maintain a neat and clean appearance while on duty and having professional interactions with customers

  • Involves ability to visit and review construction sites including climbing ladders
  • Ability to speak clearly so others can understand you
  • Ability to read and understand information presented orally and in writing
  • Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics

Job Type: Full-time

Pay: $90,000.00 - $100,000.00 per year
