What are the responsibilities and job description for the Director of Investments position at DLP Capital?
The Director of Investments will be responsible for underwriting, acquisitions, and managing investment opportunities from deal sourcing to closing. This includes presenting deals to senior management, conducting initial underwriting, negotiating acquisition and disposition agreements, and enhancing the company’s investment process. This role will require team leadership, relationship building, and securing third-party services. The Director of Investments must possess the skills and leadership necessary to manage a growing investment function, including employee planning, organizing, staffing, directing, and coordinating with the underwriting team.
What you have already achieved: (Requirements)
- Bachelor’s degree in finance, economics, business, or a related field.
- 5 years of experience in real estate investment, acquisitions, underwriting, or a related field.
- Track record of sourcing, negotiating, and closing real estate investment transactions, including acquisitions, dispositions, and financing.
- Experience in leading and mentoring a team, managing underwriting staff, and coordinating with internal and external stakeholders to drive investment decisions.
- Strong ability to identify opportunities and risks within potential investments and develop strategies to optimize portfolio performance.
What you are great at: (Responsibilities)
- Learn DLP’s acquisition buy box and underwriting guidelines. Become fully equipped on DLP’s underwriting model, process, and tools.
- Network and build relationships with multifamily sponsors and brokers to generate acquisitions, joint ventures, and lending opportunities.
- Work with investment analysts, portfolio managers, construction & development to evaluate investment opportunities.
- Lead napkin and full underwriting of deals assigned such as developments, acquisitions, equity and debt.
- Lead drafting of ICOM reports and completion of investment and loan summaries.
- Quarterly re-underwriting of the asset, sponsor, business plan, and construction progress.
- Create quarterly internal and external (equity deals) asset update reports.
- Create quarterly sponsor summary update reports.
- Monitor cash, cash flow, income, expenses, taxes, loan covenants and maturities.
- Monitor construction progress and lender draws.
- Help refine the investment box.
- Draft LOIs and PSAs.
- Participate in quarterly sponsor portfolio review meetings.
- Support and negotiate with acquisition agreements, JV agreements and term sheets.
- Be an active member in onsite due diligence of potential investments.
- Make investment recommendations by identifying strategic housing investment trends and opportunities. Recommend target markets, deal profiles, risk characteristics, and geographies.
- Manage your deal pipeline.
- Secure third-party services by leveraging existing relationships across the Southeast for debt, equity, renovations, deal sourcing, legal, and tax advisory.
- Visit target markets, potential acquisitions, and existing portfolio properties.
- Present and lead investment meetings as required.
- Attend company and industry events.
