What are the responsibilities and job description for the Investment Associate position at DLP Capital?
The Investment Associate will report to the Director of Investments. This Associate will provide analysis, research and support in all investment functions from investment review to disposition. This will be an intense generalist role that will require critical thinking and understanding of complex legal agreements with waterfalls. This is a multifaceted role, where one day you will be underwriting new opportunities or business lines and another day you may be working on existing investment underwriting, exit analysis, portfolio level funding etc. Must be willing to handle a heavy and dynamic workload.
Compensation: $110-130k
What you have already achieved: (Requirements)
- Bachelor’s degree in finance, economics, business, or a related field.
- 3 years experience in commercial real estate, development, accounting, legal, portfolio management and/or finance.
- Outstanding oral and written communication skills.
- Advanced knowledge of Microsoft Excel and ability to quickly learn new systems.
- Building and using valuation modeling, interpreting financial metrics including NPV, IRR, return on cost, NOI and residual value.
- Heavy critical thinking skills.
- Knowledge of legal and basic investment tax treatment.
What you are great at: (Responsibilities)
- Build and maintain detailed financial models to support investment decisions, asset and fund level management activities. Models will include: partnership capital structures including waterfalls and catch-ups, fund level roll-ups with investor reporting output and multi-relational databases.
- Basic VBA knowledge
- Power BI or equivalent
- Array formulas or proven experience in the more recent Excel formulas to replace the need for array formulas.
- Assist in forecasting fund level returns and updating individual investor cash flow forecasts and statements of capital calls and distributions within the fund models.
- Screen for new investment opportunities.
- Assist in the analysis and underwriting of potential investments including developing transaction specific financial models.
- Assist in the preparation and maintenance of investor reporting and other forms of investor correspondence.
- Lead ad hoc projects.
- Assist in the preparation of investment committee presentations.
- Interview and evaluate potential operating partners.
- Assist in the monitoring of existing investments.
- Develop and manage a pipeline of investment opportunities and potential operating partners.
- Underwrite potential development opportunities.
- Present viable investment opportunities to the team with pro-forma and other pertinent information.
- Prepare comparative analysis for sites in the pipeline.
- Provide monthly re-forecast model for each deal under construction, which outlines impacts to pro-forma budget and IRR impact.
- Create ad hoc reporting for all investments for internal committees, investors, lenders and partners.
- Maintain relationships with brokers, collect market information and intelligence.
