What are the responsibilities and job description for the Senior Underwriter position at DLP Capital?
The Senior Underwriter will be responsible for identifying and evaluating multifamily opportunities in acquisitions, dispositions, and financing through the analysis of RR, P&L, DCF, market data, submarket data and more. This individual will also identify areas of opportunity and risk to drive lending and investment decisions. The primary asset classes on which this team member would focus include Multifamily, Build-to-Rent Residential, Outdoor Resorts, Manufactured Housing and Self-Storage.
What you have already achieved: (Requirements)
- Bachelor’s degree in finance, economics, business, or a related field.
- 3 years experience in underwriting real estate investments, preferably in multifamily, BTR, outdoor resorts or manufactured housing.
- Proficiency in Excel and financial modeling, including DCF analysis, rent rolls, P&L statements and cap rate evaluations.
- Ability to assess market trends, submarket data, and property performance to identify investment opportunities and risks.
- Experience with acquisitions, dispositions, and financing including debt and equity structuring.
- Ability to present underwriting findings and work cross functionally with acquisitions, asset management, and finance teams.
What you are great at: (Responsibilities)
- Analysis of Acquisition, Development, & Lending Deals. This includes but not limited to: rent roll analysis, P&L analysis, DCF model review and creation, market/submarket overviews, rental market surveys, high level deal evaluation, granular month by month lease up strategy analysis, evaluating construction budgets, understanding construction draws, reviewing appraisals and secondary valuations, analyzing credit risk, evaluating borrower/sponsor experience, performing SWOT analysis (i.e. identifying risk and opportunities on deals), etc.
- Use company spreadsheets and tools to underwrite acquisitions, development, and lending deals. This includes but is not limited to: Calculating IRR’s, cash-on-cash, equity multiple, debt service coverage, and other important deal level return metrics, underwriting loan requests and documents (including borrower financials, credit report, tax returns, bank statements, REO schedules, personal financial statements, investment track records, appraisals, and property inspections).
- Updating underwriting sheets with all findings and details from the documents received on deals within your pipeline, pulling data from source documents, and utilizing DLP’s analysis tools.
- Contributing to the creation of lending and acquisition / memos / overviews / ICOMs / debt books as well as providing feedback and participating in investment/credit committee meetings and discussions.
- Exhibiting a deep understanding of firm's loan underwriting guidelines, pricing grids and leverage partners’ credit boxes to identify loans that are ineligible.

Summary : Acts as the owner's representative to ensure that the ongoing strategic business and financial plan of each asset is achieved. This responsibility includes working closely with other departments including risk & underwriting, finance, accounting, development and construction. This is a hands-on role responsible for driving results throughout the assigned portfolio. Utilizing an ownership mentality, this individual reviews financial and monthly performance to make decisions and drive action that ensure assets are performing at the highest level and meeting and exceeding investor expectations

- 7 years experience in Portfolio or Asset Management

- Advanced analytics and modeling skills

- Using quantitative and analytical skills to assess the asset's overall health status, capital needs, risks mitigation, budget & proforma achievement progress on a monthly and quarterly basis
- Hold Sponsor accountable to the defined business strategy and achievement of budget expectations through regular weekly performance update meetings, monthly reporting and ongoing communication
- Collaborate with underwriting team, transaction management, fund manager, construction and property management
- Proactively maintain and review ongoing performance reports related to the financial and operational performance of the asset or portfolio in conjunction with budgeted expectations, operational metrics & underwriting returns.
- Support sponsor & property manager in developing a written, defined plan for prompt turnaround of every underperforming asset
- Monitor and drive exceptional portfolio performance by ensuring sponsor is actively and aggressively pursuing and outperforming increased revenues, ROI and market competitors
- Ensure cost segregation and tax appeals are performed at all assets with most favorable outcomes achieved per the asset strategy.
- Manage multiple assets (SF, MF or commercial) driving and analyzing execution success of the business plan and budget
- Identify meaningful data insights, impact analysis reports and deliver well written, thoughtful reports to key stakeholders
- Assess performance of the assets relative to original underwriting strategies or business plans and industry benchmarks. Report, present findings and action recommendations to management on monthly and quarterly performance relative to the original underwriting strategies or business plans and industry benchmarks.
- Identify potential expense savings through review of all expenditures, efficiency improvements, marketing programs that drive customer loyalty with longer term leases,
- Work with sponsors, Construction Management, Property Management and Accounting teams to ensure effective management of lender / construction draws, reserves and lender holdbacks on both managed assets and joint venture partnerships with outside management
- Stay abreast of business trends and provide recommendations, bidding & recommendations for management of ancillary income opportunities
- Keep SalesForce, DealPath, and any other core systems up to date and accurate at all times. Become proficient with property management software used by sponsor, to enable fact checking, performance review and report pulls

- Actively manage loan compliance & leverage underwriting team to assist in re-underwriting borrower, asset, and business plan
- Dedicated time to conduct physical site visits & to have direct borrower interactions, focusing on Elite members and growing sponsor relationship with DLP on future transactions and for future business referrals of other potential Elite members
