What are the responsibilities and job description for the Building Maintenance Supervisor II position at DMR-Western Region?
The Massachusetts Department of Developmental Services (DDS) Central/West Region has an excellent career opportunity for a Building Maintenance Supervisor II. The ideal candidate is organized, self-motivated, and can provide a wide variety of maintenance functions to the team members. The incumbent will work closely with the maintenance team to coordinate and oversee the teams’ workflow and assignments, in addition to any special project requests received from our group homes.
Duties and Responsibilities (these duties are a general summary and not all inclusive):
- Performs the duties of general maintenance within the DDS Central/West Region. This includes State Operated and Vendor Operated Homes, Regional Offices and Area Offices.
- Schedules, performs, assists and at times supervises the maintenance and repair work to be completed by agency contracted personnel, including but not limited to plumbing, electrical, painting, roofing, heating, air conditioning, ventilation, and all other systems pertaining to buildings.
- Schedules and performs general maintenance issues as assigned by the Maintenance Director within the DDS Central/West Region.
- Assists the maintenance staff as needed and or as directed by the Maintenance Director, including but not limited to plumbing, electrical, painting, roofing, heating, air conditioning, ventilation, and all other systems pertaining to buildings.
- Makes quality control inspection tours to ensure that buildings and appurtenances are properly secured, and that standards of safety, sanitation and cleanliness are properly maintained.
- Participates in completing maintenance logs and home inspection reports.
- Assists in performing related duties such as requisitioning of supplies and equipment for the maintenance team.
- Work is performed both indoors and outdoors. The employee may be called during off-duty hours to handle or coordinate work activities during emergency and snow situations.
- Receives work requests for the maintenance and repair of homes, buildings, and scheduled projects. Determines and provides feedback on procedures to be used; order equipment and supplies as needed for the repair, maintenance, and small construction jobs. Reviews work scheduled and work in progress.
- Confers with building users and others on complaints and requests regarding maintenance and custodial services; makes recommendations regarding which projects should be contracted and those that should be completed by in-house staff.
- Coordinates maintenance, repair and/or construction projects of facilities with staff and contractors; monitors and inspects work performed by contractors.
- May be called upon to perform other tasks and duties as directed by the Maintenance Director
Please Note:
This is a Full-time, 40 hour position. This position is based out of Baldwinville, MA and travels throughout the Central/West Region.
Schedule: Monday through Friday: 8:00 am - 4:30 pm with Sunday and Saturday off.
Flexibility required to meet the needs of the Department.

Minimum Entrance Requirements:
Applicants must have at least (A) three years of full-time, or equivalent part-time, experience in building maintenance, the major duties of which included (1) maintaining and/or repairing plumbing, electrical, heating, ventilating and/or air conditioning systems and/or (2) building custodial services and (B) of which at least one year must have been in a supervisory capacity.
