We are seeking an experienced Investment Portfolio Manager to oversee the financial performance of our real estate investments. This role ensures that acquired and redeveloped properties align with company goals and deliver long-term value. The manager will work with the Acquisition Specialist to manage properties post-purchase, maximizing returns across single assets or larger portfolios, depending on the project scope.
Key Responsibilities:
- Portfolio Oversight:
- Manage the financial and operational performance of individual properties or a portfolio of larger properties.
- Analyze and track the profitability of each property, ensuring they meet or exceed financial targets.
- Develop strategies to optimize income, reduce costs, and increase overall portfolio value.
- Financial Planning & Analysis:
- Conduct detailed financial modeling, forecasting, and analysis to assess property performance.
- Prepare property budgets, monitor cash flow, and evaluate key performance metrics.
- Identify opportunities to increase ROI through leasing strategies, operational efficiencies, or redevelopment initiatives.
- Redevelopment Strategy:
- Collaborate with internal teams during redevelopment projects to align financial goals with operational planning.
- Monitor and report on redevelopment budgets and timelines to ensure profitability is maintained throughout the project lifecycle.
- Support decision-making related to property upgrades, tenant mix, and market positioning.
- Market Research & Advisory:
- Conduct market research and competitive analysis to guide property strategy and positioning.
- Stay updated on trends in real estate, investment, and public works sectors to identify growth opportunities.
- Provide insights and recommendations to senior leadership regarding portfolio performance and market conditions.
- Stakeholder Communication:
- Serve as the primary point of contact for financial oversight of the portfolio, working closely with property managers, redevelopment teams, and external partners.
- Prepare and present regular investment performance reports to senior management and investors.
- Build and maintain relationships with financial institutions, advisors, and other key stakeholders.
Qualifications:
- Bachelor’s degree in finance, business administration, real estate, or a related field. MBA or CFA designation preferred.
- 5 years of experience in investment portfolio management, preferably with a wealth advisory firm or real estate investment advisory firm.
- Strong expertise in financial modeling, forecasting, and property valuation.
- Demonstrated success in managing property portfolios, including large-scale redevelopment projects.
- Excellent analytical, strategic, and problem-solving skills.
- Strong understanding of real estate markets, investment strategies, and redevelopment processes.
- Proficiency in property and financial management software tools.
