POSITION: Assistant Project Manager
JOB DESCRIPTION: The Assistant Project Manager is responsible for assisting the project team in the successful completion of assigned projects as determined by client satisfaction, schedule and budget adherence, quality construction, safety compliance, and profitability. To be successful in this role, you will need to provide timely and accurate project documentation to fully support the project team. As an Assistant Project Manager, you must be able to create positive and productive partnerships with internal and external stakeholders, including project managers, construction managers, superintendents, owners, owners’ representatives, developers, designers, subcontractors, suppliers, and local building officials.
RESPONSIBILITIES:
· Develops professional relationships with project owners, owner’s representatives, design professionals and trade partners. Support business development efforts by creating trust and ensuring client satisfaction.
· Assists with various duties during project start-up, including meeting attendance.
· Ensures project documentation is current and filed appropriately for the entire Dohn team to access as needed throughout the duration of the project.
· Reviews and develops knowledge of all contract documents.
· Assists Project Manager with creation and distribution of subcontracts and material procurement.
- Communicates with subcontractors, including soliciting pricing requests for added/changed scope, with oversight from the Project Manager.
· Responsible for the submittal and shop drawing process, including:
o Organizing, scheduling, submitting, and tracking.
o Performing or obtaining thorough internal review of all submittals and shop drawings before submittal to the reviewer for approval.
o Ensuring timely review and return, including resubmittal, if necessary, to facilitate timely delivery, and installation of work.
o Distribution of approved documents to all affected subcontractors and suppliers.
· Creates, distributes, and manages Requests for Information to ensure timely responses from the design team and quick responses to all affected team members and trades.
· Assists project team with input, production, and distribution of the project schedules.
· Processes owner and subcontractor change order requests and change orders as directed by the Project Manager.
· Develops, maintains, and distributes project meeting agendas and minutes in a timely manner.
· Places top priority on jobsite safety. Has knowledge of Dohn’s Safety Manual and OSHA regulations.
· Participates in all Dohn’s safety trainings.
· Creates, distributes, and drives project punch lists to completion.
· Organizes and manages document collection and assembly of project closeout, including as-built drawings, O&M manuals, and warranties.
· Assists project team with daily project tasks as assigned.
Education and Experience:
· Bachelor’s degree in construction management, engineering, or a combination of field/work experience.
· Attains OSHA 10 Hour training with first year of employment.
KEY SKILLS:
· Required travel between assigned projects and offices.
· Strong written and verbal communication skills.
· Ability to handle multiple projects at the same time.
· Ability to provide accurate and thorough documentation.
· Ability to meet project deadlines.
· Willingness to learn and seek advice from more senior project team members.
· Work effectively in a team-oriented environment.
· Familiarity of construction management software including Vista by Viewpoint, Bluebeam, PlanGrid, and Microsoft Project.
· Familiarity of critical path scheduling and construction means and methods.
- Familiar with construction concepts and can learn from others on the project team.
- Has a basic understanding of construction means and methods as they relate to specific projects.
Compensation and Benefits:
· $62,500 to $80,000 depending on experience
