Dominion Due Diligence Group (D3G) is seeking an Affordable Housing and Financial Analyst Intern to join the Housing Preservation Services team. If you are looking for an internship for a semester, summer or both, this position will provide flexibility based upon your academic workload. This position requires between 15-35 hours per week, depending on academic workload and business needs of the company.
You will learn hands-on fundamentals of building or refinancing affordable housing and the key steps in affordable housing development, especially through all due diligence stages from feasibility, environmental compliance, zoning, governmental approvals, budgeting, cost estimation and financial underwriting. Put classroom theory into action while building technical skills and vocabulary to solve our nation’s housing shortage. Gain experience in providing strategic consulting services to Public Housing Authorities (PHAs) and affordable housing developers for transactions involving U.S Department of Housing and Urban Development (HUD) Rental Assistance Demonstration (RAD) Program conversions and / or Special Application Center (SAC) conversions to optimize the repositioning and preservation of affordable housing throughout the United States. Develop an understanding of Section 42, the Low-Income Housing Tax Credit (LIHTC) program, and its impact on financing affordable housing.
D3G has an office and staff in Muncie, IN, where the selected candidate can work, along with the opportunity to work from home.
Duties (and other duties may be assigned as required) :
- Under close supervision, perform analysis based on information collected from PHAs, including site characteristics, financial data and rehabilitation / redevelopment requirements, to determine the feasibility of repositioning single properties or an entire portfolio of properties.
- Develop rent schedule scenerios, development budgets, tax credit basis calculations and debt structures by researching and applying underwriting assumptions.
- Assist in creating strategies for each PHA client by assessing their long-term goals and mission; consider the impact on residents and the organization overall. Communicate the strategy through written reports, visual charts, and presentations.
- Research best practices within each state for financing and development incentives, including researching LIHTC Qualified Allocation Plans, gap financing opportunities, and other emerging opportunities, including energy efficiency incentives.
- Identify and communicate potential barriers to repositioning.
- Take an active role in writing, editing, and organizing Section 18 SAC and RAD Financing Plan submission requirements.
- Create reporting templates.
