Our company is seeking a highly motivated and experienced Property Manager with 5 years in multi-family property management. Job Description:
The Property Manager will lead and guide the site team, ensuring alignment with the property’s goals. This includes managing leasing agents, maintenance staff, and the turnover teams. The role requires a proactive leader who can provide mentorship and support to ensure the property operates smoothly and efficiently.
Key Responsibilities:
- Lead, mentor, and motivate the property team, setting an example with a consistent in-office presence and taking corrective action as needed.
- Provide training and leadership to staff, offering instruction and guidance as necessary.
- Plan and facilitate daily huddles and weekly team meetings, tracking and ensuring completion of assignments.
- Coordinate with maintenance and turnover teams to manage schedules and operations.
- Implement rent collection procedures and follow up on delinquent accounts.
- Submit timely reports to the COO and CFO, including KPI metrics and other management reports.
- Enforce lease provisions and address resident-related issues as needed.
- Conduct move-out inspections, manage security deposit returns, and prepare disposition letters.
- Ensure the team adheres to filing systems and processes.
- Ensure all leases and renewals are accurately completed and entered into Buildium.
- Follow up on agency inspections and ensure compliance.
- Promote market and brand image to attract high-quality tenants and drive referrals.
- Oversee leasing and marketing efforts to ensure effective tenant screening and selection.
- Cultivate a customer-focused team environment to ensure high resident retention, including developing a comprehensive resident retention plan and new resident orientation.
- Prioritize and schedule routine maintenance, preventative maintenance, and apartment turnover preparation.
- Perform property inspections with the Maintenance team and follow up on corrective actions.
- Ensure after-hours emergency services are handled promptly and efficiently.
- Develop and implement a preventative maintenance program.
- Maintain accurate records of expenditures and budgets.
Qualifications:
- 5 years of property management experience, with a proven track record of success.
- Strong marketing and leasing experience.
- Proficiency in Google Workspace (Mail, Docs, Sheets, etc.).
- Strong experience utilizing PMS systems, preferably with Buildium.
- Familiarity with Section 8 paperwork and processes.
- Availability to work full-time, Monday through Friday, with occasional weekends and evenings based on the rental calendar.
