Summary of Responsibility:
Provide supervision for the maintenance at the property and perform various maintenance duties necessary to maintain and enhance the property. Oversee repairs and improvements of occupied and vacant apartments, as well as the general maintenance and upkeep of buildings, grounds and equipment.
Essential Duties:
- Work with the Property Manager to schedule and process turns in a timely manner.
- Act as the main point of contact for property maintenance requests.
- Respond to tenant service requests and concerns in a timely, professional, clean, and efficient manner.
- Responsible for daily repair and upkeep of the property as needed.
- Perform light electrical, plumbing, and carpentry work as needed.
- Responsible for maintaining clean grounds and common areas.
- Prepares or assists in the preparation of vacant units for occupancy.
- Responsible for the care, maintenance, and inventory of all supplies and equipment owned by the company. Follows the manufacturer’s guidelines when using or servicing each piece of equipment.
- Implement preventive maintenance programs to ensure preservation and upkeep of the buildings, amenities, equipment, grounds, exteriors, and the overall appearance of company properties. Reports concerns to the Property Manager and Regional Maintenance team.
- Report unusual or extraordinary circumstances regarding the property or residents to the Property Manager.
- Assists in setting up tenant functions and activities. Some attendance may be required.
- Perform all job-related duties as assigned by the supervisor.
- Maintain regular and predictable attendance. Some weekend, evening, and on-call shifts may be required.
Education, Experience, Licensure/Certification, Age Requirement:
- High school diploma or equivalent required. Trade school or military training preferred.
- 1-2 years experience as a Maintenance Technician or technician type role along with mechanical aptitude.
- 1 or more years of supervisory or lead maintenance technician, preferred.
- 1-2 years of HVAC experience preferred.
- Basic plumbing, electrical, and carpentry knowledge along with good reasoning skills.
- Available to work rotating on-call emergency maintenance shifts as required, as well as partial weekend and early evening shifts if necessary.
- Must be legally able to operate a motor vehicle, possess valid driver’s license and auto insurance, and meet company driving requirements.
- High level of professionalism and enthusiasm, as well as an evident customer service attitude.
- Ability to manage multiple tasks concurrently.
Physical Demands/Working Conditions/Environment:
- Capable of working long days on a frequent basis.
- Capable of pushing, pulling, or lifting up to 50 lbs.
- Occasionally required to climb, kneel, crouch, bend, reach or crawl.
- Additional physical demands include: being outside/walking across the property in various weather conditions, on feet for an extended period of time, walking up and downstairs, climbing a ladder, and perform duties that require manual dexterity.
- Occasionally exposed to fumes and chemicals.
