What are the responsibilities and job description for the On-Site Property Manager - Supportive Homeless Housing position at Domus Management Company?
We are currently hiring for an On-Site Property Manager for a new property opening soon - Calaveras Quarters located at 2654 W March Lane in Stockton, CA.
Formerly a 121-room motel, Calaveras Quarters is being repurposed into 68 1-bedroom affordable, permanent and supportive housing for families and transitional-age-youth experiencing or at risk of homelessness. The community will include wrap around services including life-skills training, self-sufficiency programs, educational and employment services and much more. The community will feature a community room, laundry facilities and outdoor recreational common space. The property manager will be working directly with 6 referring agencies on applicants for housing.
We are looking for applicants with the following experience:
- MUST HAVE A MINIMUM OF 3 YEARS OF PROPERTY MANAGEMENT EXPERIENCE.
- Affordable Property Management Experience a plus = HUD/LIHTC
- Experience with Supportive Housing for Residents with Mental Health, Homeless, Veteran's, TAY, etc.
- Experience with San Joaquin Housing Authority a plus
- Ability to multi-task in an ever-changing work environment
- Excellent Organizational Skills = Must be over the top Organized. Will be working with 6 referring agencies and a large number of partners
- Communication Skills are a MUST = attend regular meetings, provide weekly updates on property concerns and tenant issues
- Proficiency in all Microsoft Office Programs (Outlook, Word, Excel, Etc.)
- Yardi experience a plus
- A friendly, outgoing personality
- The ability to interact with a variety of personality types and deescalate situations when necessary with Mental Health concerns, crisis management, drug activity, etc.
- Flexibility and ability to identify problems and offer solutions
- A Professional with Strong Management and organizational Skills, an Enforcer and a Very articulate communicator - verbal and written
Daily Duties Include, but are not limited to:
- Interface with Residents – Communicate often and effectively with residents, enforce property rules and regulations. Attend meetings to educate tenants on lease rules and regulations.
- Offer Excellent Customer Service
- Issue Lease Violations when necessary.
- Rent Collection & Aged Receivable collection
- Home Key Compliance (very minimal compared to affordable housing)
- Process Applications for Approval, as received through Coordinated Entry
- Process Move-In Packets & Move-Out Reconciliations
- Maintain the Waiting List
- Property Accounts Receivable and Payable, ensuring outstanding balances are paid as necessary
- Attend weekly meetings with asset management, ownership, case workers, etc. to review Property Concerns and Tenant issues.
- Complete re-occurring weekly and monthly property reports
- Communicate with all parties involved - case managers, ownership, corporate
- Enter and Monitor Work Order Requests
- Perform all aspects of property management
- Follow all company policies without fail
Compensation includes:
- Hourly Pay Rate = $25 - $26 per hour, based on property management experience
- Regular Schedule = Monday - Friday 8am-5pm (plus after-hours emergency response)
- On-Site Rent Free 2 bedroom, 1 bathroom apartment
