Summary

As a Project Manager, you will oversee construction projects from inception to completion, ensuring they are delivered on time and within budget. Reporting to the Senior Project Manager, you will utilize your core skills in project scheduling, construction management, and project coordination to drive project success. Additionally, your proficiency in construction management software and relevant skills such as blueprint reading and time management will enhance project efficiency and team collaboration. Qualifications

  • Proven experience in project management and construction management.
  • Proficiency in construction and project management software.
  • Strong skills in project scheduling and coordination.
  • Familiarity with blueprint reading, contracts, and construction estimating.
  • Knowledge of LEED certification processes and sustainable building practices.
  • Excellent time management and organizational skills.
  • Excellent math skills and ability to read tape measure. Must be able to work with fractions proficiently.

Principal Duties and Responsibilities:

  • Organize and align all project information and requirements for successful project progression:
  • Knowledge of project and requirements: job files, contract, budget, FSC/LEED/BAA/BABAA, and any other project-related information provided from Estimating, Scheduling, specifications, etc.
  • Communicate regularly with contractor by phone or email
  • Determine project timeline and required dates for material; map out a plan to achieve the project’s schedule
  • Complete field verification and attend jobsite/project meetings when needed
  • Review returned shop drawings and submittals; coordinate required changes with Scheduling until approved by contractor
  • Coordinate mechanical locking system and keying with contractor and locksmith if required
  • Conduct electrical coordination meetings to ensure owner is provided with all necessary equipment for a complete installation
  • Communicate with Architects, Manufacturers, and Vendors as needed
  • Act as a consultant for the architect and GC, make recommendations based upon a demonstrated technical ability in product application while meeting all applicable building codes
  • Provide superior customer service and continue to develop and strengthen professional relationship with contractor
  • Arrange the supply of Division 8 products and materials for contract projects according to specifications, approved submittals, and required dates:
  • Release project materials and product for purchase per approved schedules or contractor approval
  • Provide ship-to information and required dates to Purchasing and Shipping/Receiving departments
  • Coordinate frame fabrication and provide required information to the Shop
  • Manage phasing of material as required per approved schedules
  • Review product status and remain up to date on project status to ensure alignment with project progression towards required dates and billing requirements
  • Manage freight costs throughout shipping process
  • Propose, price and write change orders and address other contractor/owner requests or issues:
  • Problem solve with contractor and colleagues on project issues, changes, etc. and provide ongoing product and application knowledge and support
  • Prepare and submit project change order proposals to contractor, including project detail, lead time and pricing
  • Process change orders after receiving written approval from contractor
  • Follow established organization policies and procedures for project change orders and credits, including GPM, supply of product, freight costs, etc.
  • Handle product warranty issues and back charges, following organization policy and procedure
  • Maintain project documents:
  • Attain, organize, name and file project related documents (change orders, transmittals, quotes, orders, etc.) in appropriate job folder
  • Provide information to AR for billing purposes

Additional Duties and Responsibilities:

  • Work creatively and analytically in a problem-solving environment with others demonstrating teamwork, innovation and excellence
  • Help drive process change and implementation of new/updated processes
  • Develop and broaden industry and product knowledge by attending industry supported educational events and classes
