Job Title: Hotel Maintenance Manager-DoubleTree

General Summary:
The Maintenance Manager will inspect, diagnose, and repair all maintenance issues involving electrical, plumbing, HVAC, carpentry, painting, and other building systems. Perform general commercial maintenance with a focus on quality and preventative measures. Uphold company standards for quality, cleanliness, customer satisfaction, safety, and security for the DoubleTree by Hilton Hotel. Collaborate with the Maintenance Director to oversee the maintenance technician team.
Essential Functions:
- Hires and trains maintenance department staff.
- Organizes and oversees the schedules and work of maintenance staff.
- Conducts performance evaluations that are timely and constructive.
- Handles discipline and termination of employees as needed and in accordance with company policy.
- Adhere to companys preventative maintenance program
- Install, maintain and repair areas, such as but not limited to, machinery, equipment, physical structures, carpentry, drywall, plumbing and electrical systems in commercial property buildings
- Perform installation, maintenance, and repairs of HVAC and other facility equipment, ensuring that all company procedures have been adhered to
- Plan for assigned work orders including materials, parts, training and other requirements to ensure that facility related projects and installations are executed in an efficient manner
- Perform general facilities work related to construction, repair, finishing and installation of facility related equipment using power and hand tools and other necessary equipment
- Visit properties to check on apartment technicians
Supporting Functions:
In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions.
- Oversees the day-to-day operations of the maintenance department.
- Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
- Assesses building systems to plan work assignments and project schedules.
- Develops maintenance procedures and schedules.
- Ensures maintenance and repair work is completed correctly and in a timely manner.
- Assists with departmental budget estimates and costs of specific repair projects.
- Provide back-up support for the director by assisting with scheduling or trainings
- Be able to make personnel and property decisions if Director is unavailable
- Performs other related duties as assigned.
Specific Job Knowledge, Skills and Ability:
- Ability to read wiring diagrams, schematics, plumbing diagrams and working knowledge of electrical wiring, motors, HVAC units and refrigerant systems
- Ability to troubleshoot electrical wiring, relays and electronic controls
- Working knowledge of motors, switches, and other electrical components
- Ability to evaluate and select among alternative courses of action quickly and accurately
- Working knowledge of plumbing, painting, HVAC, electrical and general maintenance procedures
- Take part in an on-call rotation, with responding to after hour calls promptly and having availability to be on property within 20 minutes.
Qualification Standards
Communication:
Strong communication skills; including the ability to deal effectively with vastly diverse groups of people and guests.
Education:
Any combination of education and experience equivalent that provides the required knowledge, skills, and abilities. High School education required.
Computer Skills:
Proficient with emphasis on excel spreadsheets, word documents, email, Paycom, Google Calendars along with any additional Hotel software.
Experience:
Preferred 5 years of previous facilities maintenance experience in the hospitality industry or a similar field.
Licenses or Certificates:
Preferred: HVAC Certification and EPA Certification
Required: Valid Drivers License that meets company driving record policy.
Grooming:
All employees must maintain a neat, clean and well-groomed appearance including hair color.
Physical Requirements
- Reaching by extending hand(s) or arm(s) in any direction
- Must be able to frequently walk and climb/descend stairs approximately 50% of the time.
- Finger dexterity required to manipulate objects with fingers rather than with whole hand(s) or arm(s), for example use of small repair tools.
- Ability to regularly lift and carry up to 50 pounds without assistance and a maximum of 140 pounds with assistance.
- Ability to periodically kneel, crawl, and twist torso as needed to accomplish required tasks.
- Ability to perform duties with extreme temperature and noise ranges
- Must be able to climb and work from a ladder.
- Ability to see within normal parameters
- Ability to hear within normal range
